Part2: please read the first post that leads to this one. This graph shows from 1970 current the decades by decade with additional major low years in between the up trend. The pull backs don’t seem dramatic but I will tell you the big ones in late 80’s to early 90’s (savings and loan crisis)and 2008 to 2010 (finacial crisis)wiped out all the over leveraged builders which was about 95 percent of all builders . The publicly traded builders lasted because they were loaded with public money. Timing is everything but it isn’t anything over long periods of time if you’re not over your head in debt and inventory which is devalued in a down turn. The public builders do a lot of their land purchase with options which limit their risk. When they get nervous they will sell projects out to others .
So leverage is your friend and your enemy by the change in financial climate.
My next post is going to stir up a lot of thought. There are things that professionals and billionaires ask me for my opinion on that will make you see things different then you ever would have thought. There are going to be many topics to cover to understand the markets in real estate and finance.
I intend to cover them. The relationship between all commodity and financial assets , how, what and why.
Total main take away is markets don’t go straight up. Their corrections have major consequence. I want to show how you can avoid them.

Part 1: After being in real estate for 50 years, owning Remax offices, selling, developing, building more properties then any one in northern New Jersey .
Currently redeveloping anchored shopping centers into mix use properties of substantial size , I have come to understand a tremendous amount of truths. As a hobby I have traded stock index futures along with commodities and stock. These processes all blended together and shows an insite that at this point in my life, I want to share with the people who need this information.
I have always shared my knowledge because I don’t believe we own it but get to use it while we are here. I will post a series of post to demonstrate the hamster wheel we are in.
This post demonstrates the average price of a Bi Level house in central to north Bergen county since 1970.
I hope the later posts will make you see things much different than this chart proposes.

Two years after an illness in 2013 to 2015 which I closed my Remax office and new home development company, I joined a fund to develop high density properties. This is the first High Rise in West New York NJ.
