New property inventory and amount sold in Baldwin County both saw double-digit increases in comparison to this time last year, according to Baldwin REALTORS® Multiple Listing Service (MLS) statistics. Baldwin MLS reports a 14.6% increase in new inventory compared to November 2020. And together, the Traditional Residential area of Baldwin County and the Resort area had a total amount sold of $289,911,985 – a 51.2% increase compared to $191,705,432 in November 2020.

Baldwin County’s Traditional Residential area saw encouraging trends in all reported categories this past month. Average sales price was a 17.6% increase in year-over-year comparison. Total properties sold for this area were 472, a 12.7% increase from November 2020 with 419 closed sales. Properties spent an average of 28 days on market, which was a 52% decrease from 2020. The amount of new inventory also increased by almost 8% for this area of the county.

According to November 2021 statistics, the Resort area of Baldwin County saw a jump of almost 32% in average sales price compared to November 2020. Closed home sales also climbed over 40% year-over-year, increasing to 204 from 145 in 2020. Homes continue to move quickly, with only 41 days on the market in 2021, while 2020 saw a 30-day difference at 71. New inventory also increased by 34.1% in year-over-year comparison.

ROBERTSDALE, Ala. – Sales prices continue to trend upward, and houses continue to fly off the market at record speed, but the number of properties sold in October 2021 lessened compared to the year prior. According to Baldwin REALTORS® Multiple Listing Service (MLS) statistics, October 2021 only saw 675 closed sales – an 11.4% decrease compared to 762 in October 2020. The Resort area of Baldwin County did see a 16.4% increase in closed sales from the year prior, but it was not enough to offset the Traditional Residential area’s major decrease of over 100 less homes sold in October 2021 compared to October 2020.

The Resort area of Baldwin County (which includes all of Orange Beach and Fort Morgan, plus everything in Gulf Shores that is South of AL-180) reported positive trends for October 2021, along with the increase in Closed Sales. Their average sales price for last month reported at $572,656 –an 11.6% increase from the previous year. Listings spent an average of 29 days compared to 73 days in October 2020. And the Resort market added 256 new listings to its inventory, which is a 30% increase from last year.

While Baldwin County’s Traditional Residential area (which encompasses everything in Baldwin County outside of the Resort market) did not see an increase in Closed Sales last month, all other statistics report positively. Average sales price increased by 19.1% in the year-over-year comparison. Properties spent an average of 24 days on market, which was 37 days less than the year prior. The amount of new inventory also increased by 2% for this area of the county.

ROBERTSDALE, Ala. – September proved to be another hot month in real estate for Baldwin County with increases across the board in Average Sales Price, New Listings, and Total Sales. Baldwin REALTORS® Multiple Listing Service (MLS) reports a year-over-year increase of 78.9% in total sales revenue from September 2020 and an increase of 69% in new listings. Average Days on Market (DOM) also continue to be at record lows with just 23 DOM for the Traditional Residential area of Baldwin County and 25 DOM for the Resort/Island-based area. This means the overall average days a listing sits “Active” in Baldwin County is less than one month.

The Resort area of Baldwin County reported an Average Sales Price of $562,875, which is a 17.3% increase from September 2020. Additionally, 258 properties sold last month in comparison to 147 properties the year prior – resulting in a 75.5% year-over-year increase. The amount of inventory added to this area of the market in September was 296 properties.

Baldwin County’s Traditional Residential area of the county also saw positive reporting this past month. Average sales price saw a 23.4% increase from September 2020 at $344,952. 593 properties sold, which generated an increase of 32.7% from the last year. 681 new properties were also added to the MLS in September 2021.
