Recently we both got called to an inspection for moisture in the basement for a potential buyer. We found that improper grading and drainage was causing water to leak into the basement through hydrostatic pressure. It had been going on for sometime since the foundation had some displacement and there was microbial growth. What is a mold assessment? Typically it is a non-invasive inspection using various techniques and instruments to collect samples. Some of the tools used are infrared cameras, moisture meters, swabs and bio-tape, and air-o-cells which collect the air samples. All samples are recorded on a chain of custody and it is submitted to an accredited lab. Once the results are returned, a report is created along with a remediation plan if necessary.
