In March 2026, the market recorded 2,509 closed sales, a notable 23.8% increase from February and roughly flat year-over-year compared to March 2025 (-0.3%), showing strong momentum as we head further into the spring season. The median sales price rose to $359,900, up 2.8% month-over-month and also 2.8% higher than March 2025. The median price per square foot held steady at $197, slightly down 0.5% both month-over-month and year-over-year.

Homes spent a median of 46 days on market, down 10.7% from February, though still 24.3% longer than this time last year, indicating faster movement compared to last month but continued balance compared to peak seller conditions.

Active inventory totaled 9,959 listings, up 7.6% from February but 13.5% below March 2025 levels, while new listings came in at 3,736, up 15.3% from February but down 13.5% year-over-year, suggesting sellers are gradually re-entering the market as conditions stabilize.
