🏡💡 HOUSE HACKING: A HOMEOWNERSHIP STRATEGY GETTING MORE ATTENTION

With high home prices continuing to challenge buyers, some newer real estate investors are looking beyond the traditional single-family home. One strategy gaining attention is known as “house hacking.” The Jacksonville Business Journal recently highlighted the trend as newer investors explore small multifamily properties such as duplexes, triplexes and fourplexes.

So, what exactly is house hacking?

It typically means buying a property, living in one portion of it and renting out the remaining space or units. The rental income can then help offset some of the owner's housing expenses.

For example: imagine purchasing a duplex, making one side your home 🏡 and renting the other side 🔑. Instead of viewing the property only as a place to live, the buyer is also considering its potential to generate rental income.

But house hacking isn't automatically the right move for everyone. Buyers still need to carefully consider financing requirements, insurance, taxes, maintenance, landlord responsibilities, local rental rules and whether the numbers actually make sense for their situation.

🏡✨ A NEW MIXED-USE NEIGHBORHOOD IS TAKING SHAPE IN JACKSONVILLE

More change is on the horizon along Arlington Expressway as plans continue to progress for Regency Live Oak, a new mixed-use, mixed-income neighborhood planned for a 19.2-acre site in the Regency area.

According to the Jacksonville Business Journal, the developing plans include a mix of workforce condominiums, luxury townhomes and live-work units, bringing different housing options together within one community. A particularly interesting feature is a public pavilion planned over the property's lake, adding a gathering space designed to connect residents with the outdoors.

The update comes during a period of major transformation around Regency. Nearby, demolition has begun at the former Regency Square Mall, where redevelopment plans envision a new mix of residential, retail, restaurants, offices and streets.

For Jacksonville, projects like Regency Live Oak represent more than new buildings. They show how established areas can be reimagined with housing, community spaces and new ways to live, work and connect. 🌳🏘️

For decades, Cuba Libre at Havana Jax has brought Latin music, dancing, food and nightlife to Jacksonville. Now, owner Silvia Pulido is adjusting the business as it navigates a challenging period.

According to the Jacksonville Business Journal, Cuba Libre experienced a significant decline in business amid increased immigration detentions in Florida, with Pulido reducing her workforce and taking on more of the day-to-day operations herself. The venue is beginning to see customers return, while Pulido has also reworked the interior seating to create more lounge space and welcome a broader mix of guests.

Located at 2578 Atlantic Blvd., Cuba Libre has long been part of Jacksonville’s Latin entertainment scene, offering a dance floor, live entertainment and a lively gathering space.

🏡 Big Momentum for New Homes in St. Johns County

A major milestone has been reached at PineWalk, the master-planned community taking shape along Greenbriar Road in St. Johns County. BTI Partners has now sold all of its residential land within the development to homebuilders—just months after bringing the community to market.

When fully developed, PineWalk is expected to bring approximately 2,000 homes to the area. The community is being designed around more than just housing, with an emphasis on nature, wellness, outdoor spaces and neighborhood connection.

And major builders are already investing in the vision. Taylor Morrison has acquired land for both its 55+ Esplanade at PineWalk community and another neighborhood, with plans for resort-style amenities including pools, wellness spaces, pickleball and tennis courts, walking trails and gathering areas.

Another significant transaction was recorded this week: Sekisui House Florida purchased 56.56 acres for $14.31 million, adding another national homebuilder to PineWalk.

For Northeast Florida, the quick sellout of PineWalk's residential land is another sign of the investment and development continuing throughout St. Johns County and the greater Jacksonville area. 🌳🏘️
