Tax bills will be coming soon, and if you purchased a home in South Carolina this year as your primary residence, make sure you have applied with your county for the 4% owner-occupied/legal residence tax rate.

⚠️ If you haven’t done this yet, DO IT ASAP! Otherwise, you may be SHOCKED when that tax bill arrives. 💸😳

👉 Contact your County Assessor’s Office. You’ll typically need your driver’s license and vehicle registration updated to your new address, along with anything else your county requires.

📬 Also important: Your first tax bill may still have the previous owner’s name on it. Don’t assume it isn’t yours and ignore it!

Understanding the difference can help you make smarter decisions when buying or selling.

LIST PRICE
The price a property is offered to the market

The list price is part of the seller’s marketing strategy. It’s designed to position the home against the competition and attract the right buyers.

MARKET VALUE
The price today’s buyers are willing to support

Market value is influenced by recent sales, current competition, condition, location, improvements, acreage and—most importantly—buyer demand.

WHAT I LOOK AT WHEN PRICING A PROPERTY:

• What similar homes have actually sold for
• How long competing homes have been on the market
• Price reductions and buyer response
• Condition, updates, location and acreage
• What buyers are choosing—and what they’re passing over

Active listings show us the competition.
Closed sales show us what buyers have actually paid.
Days on market help us understand how buyers are responding to the price.

And sometimes a home that has been sitting for 150 days can be just as informative as a recent sale. It may show us where the market is beginning to resist the asking price.

Why does it matter?
The goal isn’t simply to put the highest possible price on a home. It’s to find the price that positions the property competitively, attracts serious buyers and gives the seller the best opportunity for a successful sale.
