This is one of those properties where the acreage number doesn't tell the whole story.

It's about 7 wooded acres with an off-grid cabin on Canadice Hill Road. Directly across the road is Harriet Hollister Spencer State Recreation Area, with roughly 1,550 acres of public land and miles of trails.

You don't own 1,550 acres. You just don't have to pay the taxes on them.

Would you rather own more acreage, or have public land like this directly across the road?

That can mean anything from wanting a little more room between the neighbors to wanting a property so remote that Amazon leaves your package at the end of the nearest maintained road.

I think I may have accidentally recreated corporate America.

ChatGPT and I sit around coming up with ideas. Then Claude gets stuck doing all the actual work.

The funny part is that these aren’t demos — I’m actually using this stuff in my real estate business.

Email, buyers, listings, transactions… apparently I’ve become management.

So, who deserves the promotion — ChatGPT or Claude?

I’m trying to come up with the most Western New York sentence possible:

“Take 20A past where Ames used to be, stop at Wegmans for a Wpop, take the back roads because the Bills are playing, avoid Darien Lake concert traffic...and yes, Rochester is still Western New York.”

Beat that.

And I fully expect the comments to settle the Rochester question peacefully and rationally.

TEXTS I GET AS AN AGENT:

“I don’t do land showings.”

The seller required an agent to be present for the showing.

And yes, there are plenty of great apps, maps and tools that can help explain a property.

But if the seller requires an agent to be there, and your buyer wants to see it, shouldn’t you go?

Especially when your buyer is about to spend real money.

I’m curious what buyers and agents think.

Am I wrong?

I've hunted this property for years, so I decided to use it as a test.

I gave Claude access to the available parcel and mapping information and asked it what it could tell me about where I was standing.

It identified the area as mapped wetlands.

The spot directly under my feet was bone dry, but right nearby is the wet ground I already know very well, and it's part of the same mapped area.

That's the kind of AI use I'm interested in. Not asking it to replace actually walking a property, but seeing whether it can find things worth investigating before I ever get out of the truck.

Score one for AI.

Now I need to find something it gets completely wrong.

Yes, this is Western New York.

Spend enough time driving around Chautauqua County and suddenly the scenery changes to vineyards and grape country.

It's one of the things I enjoy about traveling all over Western New York for work. You can drive an hour and feel like you're somewhere completely different.
