Easement access. Seasonal road. Wetlands. Creek-bottom habitat. Open food plot ground. Hardwood edge. Existing tower blind.
No utilities at the road, and about 17+/- acres are wetlands, so this is not the place for someone looking for clean, easy, paved-road country living.

Your Zestimate can be useful, but it is not the same thing as market value.

Zillow does better with simple, similar homes. It struggles when the property gets weird: acreage, barns, old farmhouses, updates, outbuildings, mixed-use situations, or anything rural.

Use it as a starting point. Don’t let it be the entire pricing strategy.

Western New York is beautiful.
Also emotionally complicated.
We complain about the weather, taxes, roads, government, and the Bills… then summer shows up and suddenly we all remember why we live here.

But I see buyers obsess over taxes while completely ignoring what they paid for the house itself.

Here’s the uncomfortable question:
