Most homeowners don’t realize they have more than one option when it comes to selling.
Here’s a quick breakdown of the four paths I walk my clients through:
✅ Full on‑market listing
Listed on the MLS, maximum exposure, typically the highest price — but it takes prep, showings, and some uncertainty.
✅ As‑is on‑market
Listed in current condition. Honest pricing, real buyers, far less stress than trying to remodel everything first.
✅ Quiet off‑market sale
Minimal showings, minimal/no repairs, limited public exposure, but perfect for those who prefer a low‑profile sale. You trade some price for privacy and convenience.
✅ Off‑market cash
Minimal/no showings and inspections, no repairs, ideal when speed or certainty matter more than squeezing every last dollar.
None of these is “better” in every situation. The right one depends on your timing, stress level, and what you actually want out of the move.
That’s why I put together a free Seller Options Report for California homeowners. It lays out what each path would likely look like for your situation - including estimated ranges and trade‑offs - so you can make a clear decision instead of guessing.
If you’d like one, you can share your situation here and I’ll follow up personally:
