Tip Tuesday!!
I wanted to share a sobering reminder to make sure to have a backup system for your basement sump pump. A couple weeks ago Sylvania had the heaviest rain fall in seventeen years! Result: 25% of our development owners’ sump pumps failed! All basements involved were finished – what a mess, thousands of dollar of damage and lots of grief. Most likely all were preventable with some planning and back up measures.
Pumps fail for many reasons: too much water, pump failure, power outage, pump switch failure, and mechanical obstruction such as floats sticking from constant use. And it seems to happen at the most inconvenient times - in the middle of the night, when you're out of town, or when you're alone with no help.
Options available to the homeowner are: battery back-up sump pump system, water pressure driven back up system, spare pump plumbed for easy quick replacement (swap), and sensors tied into security system and or Wi-fi (however this is not a solution, but simply a warning device).
We have some sense of security in utilizing 3 of the aforementioned options. There are many brands available, we happen to use Watchdog (www.basementwatchdog.com) as we have used it in our previous home and we found it to be easy to install and reliable. The benefit of a battery back-up system is obvious, when power loss is the root cause of potential failure for the sump pump the Watchdog system has diagnostics to alert you when the battery needs maintenance. As such, this encourages the homeowner to take a peek at the system on occasion. Water pressure driven back up systems are also available which require running a water line to the device and some report output may be limited in some geographical areas secondary to the pressure. Another potential limitation for a pressure driven system might be for those with well-water as opposed to city water as in the event of power failure, there will be no water pressure to drive the pump. When I traveled out of town frequently my wife and I found solace in having a second pump fully plumbed that she could simply replace the ill-performing pump in case of failure with relative ease.
