Pricing it correctly means knowing what buyers in this specific market are paying for homes like yours right now. Not a national average, not a Zillow estimate — actual buyer behavior in Oregon, Byron, Dixon, and Rochelle. That knowledge comes from being in the market every week.

Marketing it means producing the photography, writing the listing, and figuring out where buyers searching in this part of northern Illinois are actually looking. The reach of a REMAX listing versus an unrepresented seller listing is not a small difference in a market this size.

Fielding inquiries means managing every call and message yourself, including the ones that don't come from serious buyers.

Negotiating means sitting across from an agent who does this regularly and is working hard for someone other than you.

Selling a home in Oregon, Byron, or Dixon starts long before the first person walks through the door. 🏡

The families who buy in this part of northern Illinois are making deliberate decisions. They know the communities, they know what they're comparing, and they arrive at a showing with specific criteria already formed. Which means the price, the presentation, and the timing all have to be right before the first buyer ever sees the listing — not after.

The price has to reflect what this specific market supports. Not what similar homes sold for in Rockford or the Quad Cities, but what buyers in Ogle and Lee County are actually paying right now for homes like yours. The photography has to give the listing a fair shot in the first five seconds someone sees it on a screen. And the timing has to account for how this market moves in the fall — which is differently than summer and with more intention.

By the time a buyer is standing in your living room, the work that determines what this sale looks like is already done.

Yes. And if you want the honest answer for why, here it is. 🏡

It's not the homes, even though I think this part of Illinois has some of the most underappreciated housing stock in the Midwest. The craftsman homes in Oregon, the older farmhouses outside of Byron, the properties along the Rock River that people from bigger markets would not believe are priced the way they are — I genuinely love all of it.

But that's not why I'm here.

I'm here because of the first-time buyer who wasn't sure they were ready and called me two months after closing to say the neighborhood had already made them feel like they'd lived there for years. The seller who trusted my read on the market when it wasn't the number they were hoping for, and thanked me at closing because it was the right call. The family that came back to this part of Illinois from somewhere else and needed someone who could help them understand what the communities out here are actually like to live in now.

I love that this market is small enough to know well and specific enough that knowing it actually makes a difference for the people I work with.

The homes are wonderful. The people in them are why I do this.

In a market the size of ours, a home that isn't marketed well simply doesn't reach the buyers it should. Here's what I do to make sure yours does. 🏡

Photography that gives the listing a fair shot. In Ogle and Lee County, buyers are making decisions based on what they see online before they ever call to schedule a showing. The difference between listing photos that earn a click and ones that don't is real and it shows up in showing volume.

A launch that uses every channel available — MLS, social, the REMAX network that gives listings in this market reach beyond what an unrepresented seller or a smaller brokerage can access on their own.

Agent outreach to the agents actively working with buyers in this part of northern Illinois right now. In a smaller market, those relationships matter more than most sellers realize.

Social marketing that actually reaches people, not just a post that disappears in an afternoon.

And attention to what the response tells me. In a market like this one, the feedback from the first two weeks is some of the most useful information a seller has — if their agent is paying attention to it and willing to act on it.
