Mortgage rates ease to seven-week low as buyers return to market
It's encouraging to see mortgage rates easing back, with the 30-year fixed now at 6.43% (a seven-week low) and the 15-year at 5.79%. This drop is bringing more buyers back into the market, as improved affordability, a healthy level of inventory, and slower home-price growth create new opportunities for those looking to make a move.

I know from years of guiding clients—whether first-time buyers or seasoned homeowners—that understanding the numbers is just one piece of the puzzle. My background in industrial engineering and process improvement taught me the importance of looking at the big picture and making informed decisions. If you’re exploring your options in this changing environment, it’s all about having the right information and support to move forward with confidence.

Report: Majority of Metro Areas Saw Home Prices Increase in Q2
Over 80% of metro areas experienced home price increases in Q2 2026, with the national median now at $434,900—a 1.5% rise. The South stood out in sales growth, and mortgage rates held steady in the mid-6% range. However, inventory and affordability remain tough hurdles, especially for first-time buyers. I see these numbers reflected in conversations every day: families weighing their options, first-time buyers trying to find a foothold, and sellers navigating a shifting landscape. My years in industrial engineering taught me the importance of clear analysis and calm guidance—skills I lean on to help clients move forward with confidence, even in a market where inventory is tight and decisions feel daunting. If you’re considering a move, know that you don’t have to face these challenges alone.

US Mortgage Rates Hold Mid-6%
With mortgage rates hovering in the mid-6% range, many buyers and sellers are weighing their next steps. As of mid-Q3, the average 30-year fixed rate was close to 7%, and most experts anticipate rates will remain between 6% and the mid-6% range through 2028. Those hoping for a dramatic dip back to previous lows may be waiting for a market that simply isn’t returning—and in the meantime, they could miss out on opportunities: slower price growth, more available listings, and less competition from bidding wars are creating a more flexible environment for both buyers and sellers. Recent data shows a slight uptick in pending and existing home sales, and with more inventory on the market and builders offering concessions, there’s room to negotiate and find the right fit. While refinancing isn’t offering the same relief it once did, there are still strategic options for homeowners—like shortening a loan term, moving from an ARM, or accessing equity thoughtfully. My approach is always grounded in education and advocacy, drawing on years of experience in negotiation and problem-solving to help guide you through these complex decisions with confidence.

Selling on your own sounds like a smart way to save, but the savings often disappear.

For-sale-by-owner homes tend to sell for less, take longer, and pile on stress along the way.

Between pricing, exposure, negotiation, and paperwork, going it alone is rarely the bargain it seems.

States Where Middle-Income Earners Can Still Afford To Buy a Home
With the median U.S. home price now at $403,200, it’s understandable why so many middle-income families—those earning around $80,734—are feeling the pressure when it comes to homeownership. As someone who’s walked clients through these decisions, I know how overwhelming it can be to find a place that fits both your budget and your dreams. The good news? There are still options out there. Ten states stand out for their affordability, offering median home prices between $250,700 and $302,300, along with cost of living below the national average. As a Realtor who combines a background in problem-solving and a genuine passion for helping people, I believe that understanding where your dollar stretches further is the first step toward making confident, informed choices—whether you’re buying your first home or planning your next move.
