Most buyers relocating to Utah County make the new-vs-resale call on one number — the rate on the builder's billboard. Here's the comparison nobody walks them through.

A builder can usually buy your rate down deeper than a resale seller can, because the builder subsidizes the buydown past what they add to the price — on my own June purchase, about $20K added to the price bought roughly $35K of rate reduction at retail pricing. That's real, and it's hard to beat dollar for dollar.

But the right resale home still wins when it already has the finished basement and landscaping you were going to pay for anyway, it doesn't need a renovation or carry deferred maintenance, and the seller is motivated enough to write a credit into the deal. During that same search I found a $630K resale with the basement and yard already done — and bought new anyway, once I priced in the older floor plan and the water damage under the stucco.

The decision comes down to payment vs. price, rate depth vs. move-in condition, and what your own loan qualification will actually allow — not which side is more honest.

Buyers relocating to the area ask me this every week: Utah County or Salt Lake County for a new build?

Neither wins outright. Salt Lake County gets you faster airport access and more dining and entertainment — and new single-family construction there currently lists around $100K higher, taxed at a slightly higher rate, concentrated in Herriman, South Jordan, and West Jordan. Utah County has far more new-construction inventory and lower prices, mostly on the west side in Saratoga Springs and Eagle Mountain.

The surprise for Silicon Slopes commuters: the drive from Eagle Mountain's Ranches area is about the same as from Herriman. The county line doesn't save you time — unless you work in South Jordan tech, where Herriman genuinely wins.

If you're house-hunting in Utah from another state, the square footage on your screen might be lying to you.

Utah counts unfinished basement square footage in a home's total — most of the country doesn't. So national sites like Zillow often leave the basement out, and you'll see the same 4,000 sq ft home show up as 2,000 sq ft on a different site at the same price. Buyers rule out perfectly good homes over it every week.

Same story with HOAs: if you're coming from Las Vegas or the Bay Area used to $500+ a month, a lot of Utah County communities run closer to $100.

Compare the real numbers, not whatever each site decided to show you.

Most relocating buyers start with a city or a specific community and back into everything else. That's backwards — and it's how people end up moving twice in one year. A buyer asked me a fair question — doesn’t a builder’s rate incentive just mean the price got quietly marked up to cover it? I emailed EDGEhomes directly to find out. Turns out no — the incentive homes aren’t priced any higher. But a few of their older move-in-ready homes got a straight price cut instead, 8 to 9% off, no incentive attached. It’s one or the other, never both. I saw the same setup on my own DR Horton home — I could take $20,000 off the price or take their rate incentive instead, and the incentive won by a mile.
