Are mortgage rates affecting the real estate market? Yes. They are making the cost of housing more than double due to mortgage interest rates going from 3% to above 7% so far this year. Higher payments are directly affecting the number of homes going under contract. As a result, more homes stay listed longer, and sellers have to drop their prices to secure a buyer. Our market is quickly shifting to a "Buyers' Market."

The Utah housing market is slowing down due to high mortgage interest rates, the likes of which no one has seen for 14 years! High inflation is the driving cause of increased rates. Rates are expected to increase into 2023. This will put downward value pressure on homes due to the cost of acquiring a loan.

Predicting rates as high as 9% if inflation doesn't come under control. Yesterday inflation report did go down to 8.1% CPI but not as low as expected which caused the stock markets to drop. In fact, the main reason it went down was because gas is cheaper while almost everything else went up still. Gas went down because the Biden administration released oil reserves but that will stop at the end of October (just after elections are done) and everyone expects gas to go up at least $1.25/gallon.
Fed is expected to do at least another 0.75% increase on the 21st.

Investor Mark Mobius says US interest rates could peak at 9% if inflation keeps rising. "So you have 8*% CPI. That means you have to have 9% interest rates,"...

Notice the MLS stats below. We SOLD 13.5% more houses for July 2020 than we did for July 2019. So we have "recovered" and surpassed last year. We are making up for the lower spring numbers and this driving down the median days on market to only 15 days. So spring sales are now summer sales. This huge demand has caused the market home prices to rise 10.2% year over year!
