Houston Real Estate Market Update – April 2025
On March 2025, Houston's housing market has experienced notable shifts:
Median Home Price: Decreased by 1.2% year-over-year to $325,000, marking the most significant drop since November 2023.
Sales Activity: Single-family home sales declined by 3% year-over-year, influenced by economic uncertainties such as tariff threats and recession discussions.
Inventory Levels: The supply of homes for sale expanded, contributing to the market's shift towards a buyer's market.
Mortgage Rates: Hovering around 7%, elevated mortgage rates have impacted buyer affordability and demand.
Investor Activity: Out-of-state buyers, particularly from California and Florida, constitute over 25% of home shoppers in Texas, driving up demand and prices in Houston.
These factors have collectively created a more balanced market, offering opportunities for both buyers and sellers.
