Karen Thomas Real Estate In 2018, Barry and I made the move to Oriental, North Carolina, a decision that quickly proved to be one of the best of our lives. Somehow, it just works!

Barry retired, while I continued pursuing my career in real estate. We were both drawn to the outdoors, and this little corner of the world turned out to be the perfect place to spend time on, in, and around the water. Fishing has always been a passion of ours. Barry and I both love the sport, and I'm proud to say I've landed a 128-inch blue marlin as well as a 100-pound king salmon. With the Neuse River and Pamlico Sound at our doorstep, there's no shortage of opportunities to cast a line or simply enjoy the natural beauty around us. From the beginning, this community has embraced us. During our first week here, Barry quickly discovered that retirement in Oriental didn't mean slowing down, it meant filling our days with new friendships, lots of activities, and the kind of genuine hospitality that makes this town so special. For us, Oriental has been more than just a home; it's been a lifestyle. Whether you're considering a second home, planning for retirement, or simply looking for a slower pace of life, this area offers something truly unique. My work in real estate allows me to share what I've learned, helping others find their perfect fit; it's like putting the pieces of a puzzle together until the picture is clear. What makes Oriental truly extraordinary is the people. It's a diverse community where folks from all over the world and from every background come together, each piece adding to the larger whole. If you had one day in Oriental and asked us to show you around, where would we take you?

We’d definitely get you out by the water. We’d find somewhere good to eat. We’d walk around the village, poke into a few places and probably stop more than once because we ran into somebody we know.

And we wouldn’t try to cram too much into the day.

Because if we’re introducing someone to Oriental, we want them to have enough time to actually enjoy being here.

The Fed raised its benchmark rate this week, while mortgage rates are hovering around 7%. That matters—but it isn’t the only thing buyers should be watching.

A higher rate can change your monthly payment and the price range that feels comfortable. At the same time, when fewer buyers are competing and homes are taking longer to sell, there may be more room to negotiate the overall deal.

That could mean a conversation about the purchase price. It could also mean seller-paid closing costs, repairs, or a rate buydown. Depending on the property and your financing, the right combination of terms may make a meaningful difference.

Not every house will offer the same opportunity. That’s why the first step is understanding your actual payment—not simply reacting to a headline. From there, we can look at the specific property, the seller’s position, and where there may be room to negotiate.

There is a lot to be said for a home that knows exactly what it is.

If Amy isn’t working, there are a lot of places she might be.

On the pickleball court. On a boat. Hopping the ferry to Atlantic Beach for the day. Playing backgammon. Cooking for friends. Definitely somewhere listening to live music if she can manage it.

Her two kids live in Austin and Nashville, which Amy considers a pretty great arrangement for someone who loves live music as much as she does.

And then there’s Monty. Her “third child.” A very spoiled 7-year-old Sheepadoodle.

Amy says what she loves about Oriental is the sense of community and the fact that it’s quirky and fun. “There’s nothing cookie cutter about this place.”
And yes, she participates. 😂

She also says we’ve got the best sunsets around.

Getting ready for listing photos doesn’t mean making your house look like nobody lives there.

It does mean looking at your rooms a little differently.

The camera notices things we tend to stop seeing. The bills on the kitchen counter. The cords beside the TV. The extra chair that makes a room feel more crowded. The bottles on the bathroom vanity that barely register when you walk past them every day.

Usually, the goal isn’t to empty the room. It’s just to make it easier to see the room.
