It’s been too long since I posted photos of pretty houses. This was an Orinda home in the Glorietta neighborhood that I loved in 2014 when it sold—and I fell in love all over again a few months ago when it was listed. Such fun custom details absolutely everywhere, from the shiplap to the reclaimed wood flooring and door handles. The view is the absolute star of the show and can be enjoyed from the kitchen/dining areas.

This is definitely the listing of the week in Lamorinda! I love when a house is even better in person, and that was true here. Situated on a special street in Happy Valley with a gorgeous New England vibe. My favorite things were the beautiful millwork, backyard with pool, built-in BBQ/kitchen and outdoor TV, and the super flexible 5 bedroom floor plan (the master sits by itself on the first floor below 2 of the additional bedrooms). It’s so good!

Still thinking about this stunning Cape Cod style home on Upper Happy Valley that went into contract last week. The really special aspect of this home was that it felt sophisticated while maintaining warmth. Missing this view already! We had a much needed and very special holiday vacation connecting with old friends watching our kids play for a week straight. My kids didn’t want to leave and claim that they are moving to Florida. 🤷🏻‍♀️

My kitchen island was supposed to be a very dark gray, almost black. Remember that, ? My cabinet person ‘matched’ the color we wanted and it ended up basically blue/gray. I’m still sad, but it’s fine. Black isn’t for everyone but I like the contrast and I am a huge fan of how Amber Lewis] used it here. It’s not too stark (it might even be a stain), and it makes a statement without being overpowering.

What are your thoughts on black as an accent?

What do you think about stairs? I can’t tell you how many clients I work with who don’t want stairs in their home. Whether they’re a young family with small kids or older and downsizing, stairs are often off the table. Sometimes it’s a necessity, as aging people can stay in their homes longer if there aren’t any stairs. In that case, I’m anti-stairs too.
In general though, I love stairs—the look of them, yes, but also what they mean for a family.
We are living in an open-concept driven world right now, but that can also mean a total lack of privacy. Stairs for me scream more space, privacy and separation. While having your toddler in sight at all times is great in an open concept home, they really do grow up so quickly and then there’s nowhere for anyone to go! I am speaking from experience, and since I’ll never move and my family will never have any privacy, I will continue to stare longingly at staircases like this one.

Are you sick of me talking about not having a bathtub in my primary bathroom yet? While I often wish that we had one, it just wasn’t feasible in the small space we had to work with and I had to make the decision to go without.

Sometimes strategic decisions like this one have to be made in a remodel, and all you can do is try to make other choices that balance them out (like making sure there’s another bathtub in your house).

One of my favorite things to do is talk clients through remodels as they think about resale value, and I think it’s one of the best things you can do as a homeowner! So if you’re in the middle of a reno or planning one, bring on the questions!
