So, you’re ready to buy a home together.

Exciting!

Buying a home with a spouse, partner, friend or relative can be a great option. But before you hit the open house circuit, there are a few things you should know….

Here’s what I tell my clients ā¬‡ļø

1. Start by sitting down and listing out your non-negotiables (like location, number of bedrooms, yard), and any ā€œnice-to-havesā€ (like a fireplace in the primary suite or a large pantry). This will help you both to align your expectations.

2. Not married? Compare credit scores! Lenders use the median credit score of the lower score holder, so it might take some creativity to get the best rate.

3. Keep your ā€œI love it!ā€ expressions under wraps until you’re out of earshot of the home. Sellers might have hidden cameras, and you don’t want to tip your hand!

4. Be real about your finances. Talk budget, down payments, and potential renovations…and assume nothing! Transparency is key to building your dream home together.

5. Find a realtor who gets your vibe. I’ll navigate the market, handle negotiations, and be your cheerleader along the way.

6. Have fun! This is a big step so you should enjoy the process and celebrate each milestone.

Here’s your 2024 home to-do list so that you can start the new year fresh and ready for the next chapter ā¬‡ļø

- Pack away the holiday decorations.
- Make a list of home projects you want to get done this year.
- Pick a room to refresh (think: new paint colors, throw pillows, linens, etc).
- Wash bedding, blankets and comforters.
- Restock your home office with new supplies and accessories.
- Donate or consign clothing you haven’t worn in over a year.
- Buy fresh flowers to brighten your home.
- Wipe down kitchen cabinets and hardware.
- Clean out the pantry and fridge.
- Set goals and intentions for 2024.

I might not have a crystal ball but I do know a thing or two about the real estate market šŸ”®

I follow national data and trends very closely, because local trends often mirror national ones.

In 2023, mortgage rates and home prices were both historically high, and inventory remained low. Prospective sellers and hopeful buyers have all felt uncertainty about the housing market.

Here are three things that industry analysts and economists are predicting for 2024.

1) Housing sales would increase if mortgage rates dip.
2) Inventory is expected to increase, but not significantly.
3) Home prices will likely continue to increase.

Home ownership has some pretty fantastic benefits year-round, but during the holiday season? It’s extra special.

1. You can decorate however you want. If your holiday vibe is giving Clark Griswold, there’s no landlord to tell you no!

2. You can have Alexa play holiday music 24/7.

3. You can host a holiday party and require that everyone dresses up and brings their favorite holiday recipe.

4. You have more hiding places in the house for holiday gifts.

5. You know that you’re giving yourself the gift of future wealth with every mortgage payment.
