I'm excited - Real Estate Market Update – Things Are Changing 🏡
The housing market is shifting again, and there are some major updates that buyers and homeowners should be aware of:

🔹 50-Year Mortgages
To help lower monthly payments in a high-rate market, some lenders are beginning to offer 50-year loan programs.
This stretches the repayment period, reducing monthly costs—but also increases total interest paid over time. It's not for everyone, but it may be an option depending on long-term plans.

🔹 Fannie Mae & Freddie Mac Adjusting Credit Requirements
Changes are being introduced that place less emphasis on traditional credit scores when qualifying for a mortgage.
This can open doors for buyers who have stable income and cash flow, even if their credit history isn’t perfect.

🔹 IRS Liens will be treated Like a 2nd Loan
Instead of blocking a transaction, IRS tax liens can now function similarly to a 2nd mortgage or HELOC, allowing seller homeowners to move forward while repaying through structured terms.
