Buying a brand-new home doesn’t mean you have to do it alone. 🏡

I’ve helped many clients buy new construction, and my family and I have built a new construction home too. So I know firsthand that the process can be exciting, but it also comes with a LOT of questions.

One of the biggest misconceptions I hear is, “It’s new construction, so I don’t need a Realtor.”

The builder’s sales consultant can be a great resource, but they work for the builder. Your Realtor works for you.

Your agent can help you:
🔨 Understand the builder’s contract
💰 Evaluate incentives and upgrades
📋 Know what questions to ask
🏠 Review the options and finishes
🔍 Help you understand inspections and the process
🤝 Advocate for your interests along the way

And here’s one important tip: If you think you want representation, bring your Realtor with you on your FIRST visit to the builder. Many builders require your agent to be registered from the beginning.

One of the biggest misconceptions about buying a home is that once your offer is accepted, you’re done.

In reality, that’s when the behind-the-scenes work really begins. 🏡

Over the next few weeks you’ll likely go through:
🔑 Earnest money
🛠️ Home inspection
📋 Appraisal
💰 Final loan approval
🚪 Final walk-through
🎉 Closing day

It can feel like a lot, but every step is there to help protect you and make sure everything is ready before you officially become the owner.

My biggest advice? Don’t panic if it feels like nothing is happening. There are a lot of moving pieces behind the scenes between your lender, title company, inspectors, and everyone involved in the transaction.

A good agent keeps everything moving, keeps you informed, and helps make sure nothing falls through the cracks.

Today isn’t just the start of summer. It’s a day to stop — really stop — and remember the men and women who gave everything so we could have the lives we’re living. 🙏

None of it is guaranteed. All of it was paid for. 🎖️
