Lovely…that was my thought when I first walked in the door. The furniture was all moved around, there were boxes strewn about, things in a bit of disarray…still I could see it was lovely…a much loved and well cared for home.
The seller was inclined to put the townhouse on the market after the estate sale, once it was completely emptied. I thought it important we capture and keep the lovely of it.
It would have sold either way, inventory is low, the market’s still hot. This did sell quickly and over asking…so the strategy devised from “keeping the lovely” probably had an impact on the outcome. But I’m certain it made an impact on the process for my clients who more than anything else wanted to be good stewards of the home their mom loved so much AND for the buyers looking for a home they’d love…from start to finish…this was lovely.

My imagination kicks in when I list a house. I imagine the buyer and put myself in their shoes. And it’s from that place of imagination everything flows…the marketing, the negotiating, the process…all of it. Imagination has served me, and more importantly, served my clients well over the years.
But I don’t know that imagination has ever served as quickly or precisely as it did here.

I imagined the future buyers would have been looking for their perfect home for awhile and none of what they had seen in recent inventory was enough to their liking. I imagined they’d considered building new but the time and cost was holding them back. And I imagined with certainty they were house driven buyers who would recognize and appreciate the details.
We had the photos taken and then put the house in the private network (coming soon) until the rest of the marketing collateral could be completed.

And lo and behold within the first 48 hours, real people nearly identical to the buyers I’d imagined showed up. They’d been imagining too, and knew this house was the one.

We closed yesterday on this beautiful home. Congratulations to the new owners, and congratulations to my clients who made the house the beauty it is. And wow, just wow for it being exactly as imagined.

This one had buyers rushing to see it, writing offers, dreaming of making it their own…but in a quiet moment’s pause discovered their feet had gotten cold. It happens in what has been a fast frenzied market. In the end it was the buyer whose feet were warm, who hadn’t found another home quite like it, who hadn’t stopped dreaming of making it their own and was thrilled to hear another buyer’s feet had gotten cold. Third time was the charm…this house found their person. Sun’s shining today to welcome them home.
