How Long After I Close on my House Can I Sue the Seller?

Unfortunately, this comes up. Property owners who knowingly conceal defects can be held responsible for them up to years later (IN & IL statutes below).

In 22 years, and thousands of transactions, I've seen numerous cases for clients, clients of my agents, and even one I was tangentially party to come across my desk. Want to know what you need to disclose and what you don't?

Like a lot of people, when Nicole contacted me she didn't really know where to begin to get the property ready or what it was worth and some of the things she thought she should do were going to be unnecessary, expensive, and she wouldn't get her money back. Unlike a lot of people, she reached out before she started acting on her instincts and just started doing things. That was smart. I figure she put at least $10,000 more in her pocket by picking up the phone and getting me involved first.

I'm happy to do the same for you or someone you know. A lot of what people think they should or need to do is 100% wrong. Reach out.

Activity is UP - 90 Day Trend in Cook and Will County

Historically, this is a great time to either sell or buy. Buyers want in to their new property by Thanksgiving or Christmas or dead of winter. Move-Up and Move-Down sellers want the same. This generally creates a substantial amount of activity (new listings - new opportunities).

Don't be so naive is to think you are going to "wait for rates to dip" to time the market. Take out a mortgage calculator and run the numbers on 3/4's of a point difference in rate on a property you'd like. That'd be a HUGE rate change and you'll find the rate change doesn't make that big of a difference in your payment. The much much bigger issue is going to be finding the right property. You have to be in the market to seize the opportunity when it pops up. Get that process started NOW. It's pretty easy, but you have to take the first step. Reach out.
