Let me slip into something a little more comfortable... *Comes back wearing 2.8% interest rates*

I know we *think* we were much more comfortable with buying a home when the rates were lower, but do you remember how competitive the market was? Being one of 20 offers every time was NOT fun.

If you want to buy a house right now, the truth is, you don’t need lower interest rates. What you do need is CLARITY around the current market to figure out what makes the most sense for you financially.

What is happening in YOUR local market? What are the interest rates, yes, but also, what is the current home appreciation rate in your area? These are clarifying questions worth talking to your agent about so that you can make educated real estate decisions.

Plot twist: You’re nervous you won’t be pre-approved to buy a home but end up being approved for a LOT more than you ever planned on spending. 🤯

This happens more often than you think. Because lenders consider more than just your credit score, it’s not uncommon to find out you’re pre-approved for thousands and thousands of dollars more than you ever dreamed of spending.

So what should you do?

It’s tempting to throw caution to the wind and start looking at homes near your top dollar, but I always remind my clients to think about their lifestyle and spending priorities.

For example, do they go on an annual vacation with their family they need to save for throughout the year? Do they get their hair and nails done each month? Do they spend money on entertainment like going to the movies or trying new restaurants every weekend?

It may seem silly, but these “little” expenses add up every month, and if you really don’t want to give them up anytime soon, you need to give yourself some margin in your budget so that you can keep up with your extra expenses.

Moving into a big, beautiful house becomes a lot less exciting when you can’t afford to do anything outside of it. Your new home should bring FREEDOM, not make you feel captive to your monthly payment.

If you’re planning on moving later this year, start making a list today where you track your expenses, both necessities and extras. This way, when you start the buying process, the budget YOU feel comfortable with is clear and you can buy a home with confidence (and keep up with your monthly balayage and blowouts!) 💇🏻‍♀️

You might be thinking this career as a Real Estate Agent seems like a walk in the park!’

All it takes is a few phone calls, showing 1 multimillion dollar house and you’re getting BIG paychecks - we wish ;)

Today I’m going to share a couple of realities about the Real Estate industry that you aren’t seeing on TV!

1. There is more to an accepted offer than the price – You’ll notice on some of these shows, all it takes is a phone call discussing the price the buyer is offering and boom, they have an accepted offer!

However, there is a lot more to an offer than the price. There are contingencies for the home inspection, financing, appraisal, closing dates, earnest money amounts, down payment, the list goes on!

That is why it’s so important to work with a buyer’s agent who can help walk you through each step of the process and set you up for a successful, accepted offer!

2. We’re not making the commission amount they’re showing you at the bottom of the screen – For starters, did you know the commission is split between 4 different parties?

If you’re doing the math in your head thinking if you buy a house for $X, my real estate agent would make X% – you’re probably wrong. That check is divided up between the listing broker, the listing agent, the selling broker, and the selling agent. So next time you think about asking your Real Estate Agent for part of their commission, think again.

We don’t look at multimillion dollar properties every day and wear 6 inch heels doing it – this one makes me laugh because it’s quite the opposite, actually.

We keep backup shoes in our cars to walk properties with lots of acreage; we are probably sweating or getting bit by mosquitos as we show homes during the hot Spring months (I actually carry bug spray & show houses that look like they’re from horror movies). But it’s a great career - promise!

We all know what kind of red flags to watch for when hiring someone, but what about signs you’ve picked the right person?

Here are 5 Modern Agent Green Flags just for you:

1. Clear communicator. You have the right agent for you when they give you thorough answers to your questions. You also want an agent that tells you the best way to contact them and when they typically respond to messages.

2. They are knowledgeable about their local market. They know beyond what’s sold recently and what home prices are. A great agent also has relationships with local lenders and other agents. They’re familiar with upcoming neighborhoods and businesses. They also spend time serving local organizations. Again, the key here is they value relationships in their community.

3. Great agents leverage social media to promote your listing. They also create relationships (there’s that word again!) with other agents who may be listing what you’re looking for in a home.

4. They have a good reputation in town. And not just with past clients, but with other agents, too. You want the kind of agent other agents get excited to work with.

5. You feel like you know them before you even begin working with them. Take the time to get to know them both online and in person. This will make it easier for you to ask questions and receive feedback, especially if you find it difficult to work with someone you don’t know well.

This beauty of a home is now UNDER CONTRACT with my home buyer client!

My client fell in love with the home as soon as they walked in!

We toured the home on Sunday evening, made an offer Monday morning, and had our offer accepted Monday evening!

👉🏼So what made the home sellers choose our offer?
My client came prepared with a pre-approval, saved up more than enough funds for a down payment, and then I came in with a clean and detailed offer by providing the pros of our offer and adding the lender in the email.

The listing agent said:

😍😍"You were so detail oriented and efficient it made my seller decide to negotiate with you first".😍😍

👉🏼What happens next?
Home inspections are next and if all goes well, appraisal and then the closing table!

I'll take one new house with an extra shot of space for a home office, hold the anxiety, to go please!

⬆️ If house shopping was as simple as ordering a latte.

Ok, buying a new house even with all cash won't ever be that easy, but there are lots of things you can do to keep the process as stress-free as possible!

My biggest piece of advice for future homeowners is this: do things in the right order.

Don't start looking at houses before you get your approved budget from your lender (talk about heartbreak!)

Don't put an offer on a house without driving around the neighborhood (you can update that bathroom tile but you can't change the location!)

And don't go to open houses and get advice from 18 different Realtors before choosing one agent you want to work with who is dedicated to making the whole process as smooth and positive as possible (💁🏻‍♀️!)

When you do things in the right order, you spare yourself a lot of anxiety! Not sure what order to go in?

That's a wrap on our "Saving for Homeownership" Challenge! I put together a checklist for you to save or screenshot with more tips to help you continue on your savings journey!

Here are some additional details on each one:

1. Schedule "no spend months" throughout the year - try one this month where you don't buy anything that isn't a necessity and see how much money you can put away into savings from that alone!

2. Use an envelope system - Dave Ramsey is known for his envelope system where you categorize all your expenses including entertainment, clothing, groceries and break down your budget with a specific amount for reach category. Once that "envelope" is used up, you can't spend anymore money from that category. It will help you better manage money and not spend it on unnecessary or unplanned things. I think people either love or hate this one - what do you think?

3. Set up a monthly money review process - This is like doing what we did on Day 2 of the challenge and making it part of your monthly routine! I think this is great for keeping an eye on what you're spending money on so you can cut back where needed!

4. Use the 72 Hour Rule - This is my favorite! If you have the idea to purchase something - whether it's that one click buy from Amazon because you really wanted that new book that Amazon "suggested" or that gadget you just have to have for your kitchen...well instead of hitting that one click buy, hit add to cart, then wait 72 hours to make the decision to buy it! Stop the impulse shopping in its tracks!

5. Lastly, read or listen to one money related topic per week! Check out my stories for some recommendations!

I don't have enough words to express how fantastic my client was throughout the entire home selling process. I always strive to educate YOU FIRST and provide you with all the options before you make a decision during the process.

It is a Realtor's job to provide data and options for you to make an educated decision on things.

Yes, we hit a few roadblocks, but we navigated through them together! We had buyers with demanding requests even after my client was completely transparent in the property disclosure. This is where an Agent who is personable, but also aggressive is important to have.

👉🏼👉🏼👉🏼True story: 👈🏼👈🏼

—We were under contract negotiating home inspection requests and the buyer wanted to low ball the home price because of some electrical issues ( some outlets were not working on the home).

The buyer wanted to reduce the price $10k because they said it would take that much to fix 2-3 outlets.

UHHH NO! I contacted my electrician vendor to confirm how much it would be to fix those outlets and it only turned out to be less than $1000!!!

I sent the invoice to the buyers agent to prove ir wouldn’t cost that much and we moved without dropping the price $10k!!! Talk about a win!

This is just an example of the behind the scenes of a real estate agent!

I am eternally grateful for the relationship I had with my client before, during, and after the sale of her home! Congrats again!!
