Listing photos do NOT determine what stays with the house. Your purchase agreement does.
That refrigerator, washer, security cameras, curtains, TV mounts, or patio furniture you saw during the showing could be gone before closing if they are not properly addressed in writing.
Before my buyers sign an offer, I want it clear:
• What stays with the home
• What the seller is taking
• What is leased
• What is considered a fixture
• Any specific appliances, brands, or model numbers that matter
Then we verify everything again at the final walkthrough.
If you expect something to be there when you get the keys, get it in writing before you sign.
Save this before writing your next offer. Listing photos are marketing. The purchase agreement controls the deal.

The seller’s list price is an asking price. It is not proof of what the home is worth.
Before you make an offer, you need to know what the numbers actually support.
I’m looking at recent comparable sales, condition, days on market, price reductions, competition, potential repairs, and what matters most to the seller.
Then we set your ceiling before you fall in love with the house.
The seller’s mortgage balance does not determine market value.
The list price does not guarantee the appraisal.
And losing seven offers does not mean offer number eight should be a bad financial decision.
A strong offer is one you can defend after the excitement wears off and the seller says yes.

Most homebuyers have no idea they can accidentally commit to an agent before they ever make an offer.
That quick form you sign before a showing is often a Buyer Broker Agreement. In some cases, it can lock you into working with that agent for weeks or even months.
Before you sign anything, ask:
• How long does this agreement last?
• Is it exclusive?
• If I buy a different home, are you still involved?
• Could I owe you money out of pocket?
If those answers aren’t crystal clear, don’t sign yet.
Touring a home takes 15 minutes.
Being tied to the wrong agent can cost you months, limit your options, and potentially cost you thousands.

That’s the mistake.
A home inspection is not a pass or fail test. It’s a tool to help you understand what matters and what doesn’t.
Every report is long. Loose outlets, minor wear, small maintenance items. That’s homeownership.
The real question is:
What’s actually a problem?
A leaking roof is different than an older roof.
Active water intrusion is different than cosmetic wear.
A $200 fix should not distract you from a solid house.
I’ve seen buyers panic over small repairs while missing the expensive issues that actually matter.
That’s why guidance matters during negotiations.
I help my clients slow down, prioritize correctly, and use the inspection report as leverage instead of fear.
Because bad inspections don’t kill deals.
