When people find out I’m a real estate agent, they love to ask me all kinds of things! Here are three that come to mind:

HOW MUCH DOES IT COST AND HOW LONG DOES IT TAKE TO BECOME AN AGENT?
Not much and not long, really. Application fees, coursework fees, and testing fees vary by state, but most agents spend anywhere from $300 to $1000 and can complete their training in just about four to six months.

HOW AND WHEN DO YOU GET PAID?
Love this one! (I mean, who doesn't love to chat about payday?) Here’s how it works: I get paid on commission. So when one of my buyers or sellers closes on a home, a percentage of the sales price—typically 6%—gets split between me and the other agent. These funds make a pit stop by my broker before being passed along to my pocket!

HOW DO YOU CHOOSE A BROKERAGE?
Carefully and methodically! My biggest tip for newbie agents looking to pick the perfect brokerage? Ask other agents - and ask lots of them! You’ll need to think through commission split (brokers get a slice of that 6%), culture, reputation, niche, and whether you want to go franchise or independent. Veteran agents will be your best source of info!

No matter what you hear there’s no such thing as a maintenance-free home. What there is? A home that’s totally manageable to maintain when you break it down month by month. To help, here’s your July Home Maintenance Checklist.

1. Wipe down porch lights, replace blown-out bulbs, and use glass cleaner to freshen up your home’s exterior entryway.

2. Get rid of washer build-up with a cup of diluted bleach or white vinegar in the drum. For the dryer, remove and wash the lint screen—especially if you use dryer sheets.

3. Wipe down and clean baseboards, doors, and light switches.

4. Clean garbage disposal by sprinkling a half-cup of baking soda and one cup of white vinegar in the disposal. Allow it to sit for 10 minutes before flushing it down the drain.

5. Drain your water heater to flush out any sediment that could be affecting your heater’s performance.

6. Wash pet beds, pet toys, travel carriers, etc.

7. Replace worn-out or dirty entry rugs.

8. Inspect fencing and gates around your home and make repairs as needed.

9. Plan your fall vegetable garden. My recommendations? Brussel sprouts, broccoli, and kale.

Remember, home maintenance doesn’t have to be overwhelming! Just do a little bit each month, be proud of yourself, then move on to bigger and better things!

Wrapping up our weekly for National Homeowners Month, we're heading into the living room for a few helps and hacks that will make your living room come alive this summer:⁣

1. Make furniture do double- or triple-duty. For example, a small ottoman can be extra seating, a personal tabletop, and extra storage all at the same time.⁣
2. Hang them high. Placing curtains high above the windows will give the illusion of higher ceilings. -The change is small but dramatic. Give it a try!⁣
3. Splurge on fresh flowers. It may seem extra, but when you can, snag a bouquet for the living room. Extend their beauty by replacing the water daily. Another trick? Use ice cubes in the vase instead of water. Flowers like the chilly temp.⁣

Fixer-uppers are NOT for the faint of heart!⁣
⁣
Before pouring your hard-earned cash into a fixer-upper, ask yourself:⁣
⁣
- Do you have the patience of a saint? Labor shortages and supply chain issues are causing even minor home repairs to drag on and on. Patience, flexibility, and time to wait best be your best friends.⁣

- Do you have the time and capacity? Taking on a fixer-upper is incredibly exciting, but it can also be all-consuming. Ask those who know you best their thoughts about your potential new project.⁣

- Is the price right? All that fixing is gonna take cash. Talk with your realtor and a trusted lender to set right expectations about what you can afford.⁣

- Where will you live during renovations? With a move-in ready, you just, well, move in. A fixer-upper, not so much. To make it work, you’ll need a place to crash or fork out for a rental.⁣

- Is your partner on board? Fixing up a home tests every relationship to its core. If you and your partner aren’t on the same page, something move-in ready will be most harmonious for the home front.⁣

REMINDER: It's okay to stop your agent and ask "Wait... What does that mean?"⁣
⁣
That's what we're here for! Here's a few vocabulary words you'll here around your real estate agent when selling your home:⁣
⁣
-Comps: Short for “comparable sales.” Comps are recently sold homes similar to yours in location, size, condition, and features. You and your agent will use comps to help price your home.⁣

-Staging: The process of making your home appealing to the masses by decluttering, rearranging furniture, or bringing in different furniture and decor. You can stage your home yourself or hire a professional stager.⁣

-Contingent: A word meaning “dependent on.” In real estate, it means the seller has accepted an offer, but some additional conditions must be met. The most common contingencies include inspection, financing, appraisal, title, and home sale.⁣

-Earnest money: The money a buyer puts down when they are serious about purchasing your home. The higher the earnest money, typically, the greater the interest.⁣

-Escrow: A third-party account that holds funds like earnest money, property taxes, and insurance during a real estate transaction.⁣

-Home warranty: A service contract often provided by sellers that covers the repair of major appliances and systems during the first year after a home sale.⁣

It's in the .... numbers! The numbers tell us a real estate story 😊 this is May 2022’s market update report. This is a representation of all residential listings in the Stellar MLS coverage area (several counties).

Here is a breakdown of our last report:

There is 23,210 new listings.
New Listings went up 9% compared to 4/2022 (21,226) & up 11% compared to 5/2021 (20,944).

There was 18,570 homes sold.
Listings Sold went up 3% compared to 4/2022 (18,007) & down 5% compared to 5/2021 (19,539).

The average days on the market is about 14 days.
Average days on the market went down 13% compared to 4/2022 (16) & down 48% compared to 5/2021 (27).

The average sales price was $452,922
Average Sales Price went up 2% compared to 4/2022 ($443,931) & up 21% compared to 5/2021 ($373,385).

So what do these numbers tell us? Homes are selling faster than April 2022 and almost 2X faster than last year. Not only are they selling fast but selling for more.

To be very honest with you, if you have been thinking of selling it is still a great time as a homeowner to cash out on your equity. The market has been slowing down some and these numbers can look different. With interest rates going up, buyers have been taking it easy and we are seeing homes sit on the market a bit longer. It's still have an aggressive market, so our recommendation to you is, take advantage as soon as possible.

Can I shop around for mortgage rates? Often times when my clients have already gotten a pre-approval letter and are under contract on a house, they'll ask me if it's okay to shop around for different mortgage quotes. My answer? Absolutely!⁣
⁣
Even a small change in interest rates can make a big difference over time, so I highly recommend shopping around. ⁣
⁣
Their next question is typically this: "Will this impact my credit score?"⁣
⁣
According to FICO, you have a 30-day window to shop around for a mortgage - this will all count as one hard inquiry.⁣
⁣
