If I were buying my first rental property in the Orlando area today, I wouldn’t start by asking, “What’s the hottest neighborhood?”
I’d start by asking, “Where do the numbers actually make sense?”
As an investor, I’m looking for more than a good-looking property or a neighborhood people are excited about. I want to understand the rental demand, the purchase price, the cap rate, and whether the deal has a realistic chance of performing.
In this video, I break down 4 Orlando-area neighborhoods I’d consider for a first rental property:
📍 Kissimmee — Cash flow and rental demand
📍 Sanford — Job growth and tenant demand
📍 College Park — Stability and low vacancy
📍 Oviedo — Predictable, family-driven demand
I also walk through a real Kissimmee deal and explain how I look at the numbers before making an investment decision.
My goal isn’t to tell you where you should buy. It’s to help you think like an investor before you put your money into a property.
