✴️ Fertilize lawn
✴️ Clean window screens
✴️ Oil garage door tracks

Anything else..? Let’s add it!

Now, how can we save some extra cash and put it back in our pocket 🤔 …What’s that? Ooooh Uncle Bob’s a landscaper? Well, invite him over for a couple o’ cold drinks and ask him if he might help out a little.
Family and friends are a great way to get a lot of things done fast, especially when those people have different skillsets they can employ and enjoy! 👪👪

MAY 19 | 4 STEPS TO SAVING FOR A HOME

No one ever runs before they walk…It starts with one foot in front of the other – taking one step at a time. Saving for a home is very similar. We don’t just jump right in and say, “We’re buying a home tomorrow!”.
Well, at least we shouldn’t 😅 Not if we want to avoid an innumerable amount of pitfalls and unnecessary expenses.

Here’s what I recommend:

🔸Talk to a mortgage expert to get an estimate of the cash needed to close
🔸Allocate a monthly savings goal
🔸Trim your expenses as much as possible
🔸Find out your credit score and improve it

Like anything, we have to take steps that lead us to other steps – that eventually lead us to our goal.

Ouch! Don’t Forget those after-closing expenses…
Sometimes we fail to take into consideration the estimated costs for things we might need after the move-in.

This may be painting walls that are faded or chipped, updating rooms with that big screen tv, or even adding a lovely sofa set to make things a little more comfortable. ✨✨
Remember, no matter how small or large, every home purchase will always come with after closing expenses. So don’t be caught off guard and always have little extra cash or a budget to get started. 👍

With decent mortgage rates…still, and everyone looking for a change of pace, the home-buyers are beating down the door. Stand back! 🙈
If you’ve decided to choose this prime time to sell your home then you will have no shortage of buyers – given you still gotta put the work in – no home simply sells itself 😜

But with a little bit of effort, you should have no problem selling. In fact, I bet they’re practically already lined up outside your door!

The most popular day to list a 🏡 house is Thursday. It sounds like an odd choice, but here’s why:

Most buyers plan the houses they’ll see over the weekend. Fresh listings will catch their eye faster, and they’ll be more likely to want to see it right away to get ahead of the competition.

If you list your house near the end of the week, you’ll have a better chance of it being viewed and even possibly have multiple offers on it faster.

Demand is High and Supply is Low. That coupled with mortgage rates still low and the high appreciation value of homes… It has never been a better time to sell! 🤑
Keep in mind many people are looking for a change as they reevaluate their own living situation.

Remember…the longer you wait the more the competition will want to take advantage!

Truth is, if you close your credit cards, it actually affects your credit history and could, in fact, lower your credit score!
So If you’re thinking about applying for a mortgage in the next couple of months, Don’t 👏🏻Close 👏🏻Your 👏🏻Credit Cards!

Just wait…and do it after. Sometimes we need that little bit extra on our score to get where we need to be.

⁣Believe it or not, open houses still hold their weight when it comes to implementing key marketing strategies! They help give customers a ‘feel’ for the home and an opportunity to personalize it. 😍
However, open houses, in most cases, do not sell houses alone. That’s why it’s important to employ many tactics and make use of digital marketing by reaching out to your customers on social media platforms. 👋

As a first-time buyer, there are many questions that arise in your journey. 🤔

The most important questions?

✔️Am I financially capable of affording a home?
✔️Is my job and level of income stable enough for the type of home I want?
✔️How will my credit affect my monthly payments?

These, among others, are questions we need to ask ourselves when preparing to buy a home.
