At this point we have this address memorized because we initially got it under contract from a pocket listing from an agent and wholesale it to a builder. Then, the builder rezoned the lot and got a special exception to increase the number of multifamily units that could be built on it. The builder contacted me again later down the road and I got it under contract and wholesale it to another builder for a profit again! ๐Ÿ’ฅ

Took consistent buyer outreach as we were initially under contract with the builder at $350,000 and slowly got the seller down all the way down to... $160,000! It was a unique lot with really no good comparables in the area so it took a unique singular buyer to make it work and we got it with our network!

This is probably one of the easiest deals we have done from beginning to end. Right before going under contract, the seller told us that they had already gone under contract with other investors and they kept backing out without giving any reason. We reassured her that we definitely wonโ€™t back out without telling her and definitely without trying to do a price reduction if it comes down to that ๐Ÿ˜

However, we had one of our VIP buyers walk it the second day, they called us right after and said I like it and want it, Iโ€™ll give you your asking price, he then deposited the EMD and we closed as soon as title was clear. I wish every deal was as smooth and fast as this one! Thatโ€™s the power of having a solid VIP buyer in place and knowing what they like and donโ€™t like.

Also, just checked and the property is back on the market already after being fully renovated and it went pending quickly after going live so another great deal for our VIP buyer!

When we first came across this deal, we knew it was going to be a good one as the property was fully renovated with everything a retail buyer would want. In this smaller town, there arenโ€™t that many properties this nice on the market at that time so when we went live we had a lot of eyes and a ton of walkthroughs for buyers. My favorite part was that we had multiple offers on the property and they went over asking!

However, we were supposed to get this wrapped up in less than 40 days but when title came back it wasnโ€™t clear. The land had a lease of 99 years that started back in 1903 so it already expired many years back. Since the owner bought the property years ago she has never made the payments and no one has come after her for it so she was confused about it. We had to jump through a lot of hoops to get clear to close but we made it happen! Luckily the seller was patient with us and didnโ€™t blame us for the title issue lol.

This property was smooth sailing. We just purposely delayed this deal because we didnโ€™t want to put it on the market at the end of December and wanted to wait until January to put it on the market. So, we did and BAM, an over asking offer by the second day and other offers as backup. I love Orlando lol! We were able to get this one done for the owner in a timely fashion thanks to the team.

We knew this one was going to be a good one just because itโ€™s in a prime city so there are so many eyes on the property the moment it goes live. The buyer ended up requesting some repairs and we had to get them done before closing for the appraisal buddy. However, on the day of closing the buyer complained about the garage door not working and a couple of other items, however, the buyer already knew! Thank you to the agentโ€™s team, they were able to calm the buyer down and negotiate down to no costs for extra repairs and they just bought the buyer a lock from Home Depot. ๐Ÿ’ฅ

Weโ€™ve done multiple seller financing and sub to deals but this ended up being the first seller financing coupled with a wrap that weโ€™ve done. The seller and buyer ended up being very happy and are pretty much a team moving forward for the next year as the buyer is now going to renovate the property and refinance before their 1 year balloon runs out.

The condition of this property is a looong story but to say the least, there were dead rats hidden in the property with also a couple of live ones roaming around, AND unfortunately for many other past buyers the rats decided to come out the moment they went it so it was a hard sale to our buyers, but we got it DONE!

Another crazy property that the seller thought it was in good condition but after we sent our local boots on the ground to the property, the property is so FAR away from that. When it rains, a stream of water goes through the basement of the property! The flooring was soft in multiple places, there was missing drywall everywhere, mold growing, and best of all there was a very strong smell of... ๐Ÿƒ! The tenant even asked if my boots on the ground wanted any lol!

The good thing is that if numbers make sense it doesnโ€™t matter what condition itโ€™s in. After we got the pictures and sent them out to our buyers, we got 4 offers within the first 3 days and 3 of them were above asking. One of them was $20k above our asking price but we didnโ€™t want to go with that buyer because they seemed flaky and we donโ€™t want to deal with that if there are already red flags ๐Ÿ™…

Yes! This deal is in the middle of nowhere in West Virginia!

With our network, we were able to find a buyer in around 3 days after marketing it to our buyers!

Who would have thought people were buying quickly over there?

Sometimes itโ€™s the deals that I think will end up being very hard to sell that are the fastest ones to sell, not sure how that works...

The seller ended up happy at the end even though she almost tried to back out due to someone else offering them almost 5x more than us but itโ€™s because the other party didnโ€™t know that the house was easily a tear-down

We also thought the house could just be renovated but we were wrong after my boots on the ground went to see it in person

The house was inhabitable, mold growing everywhere, and honestly, I told my boots on the ground to just not worry about going back again after the initial pictures lol
