A home inspection isn’t just about getting a report… 📄🔍

It’s basically your “behind-the-scenes tour” of the house before you fully commit 🏡👀

When I’m with buyers at inspections, I always encourage them to ask the “no filter” questions:

✔️ What are the biggest issues in this home? 🚨
✔️ How old are the major systems (roof, AC, water heater… aka the expensive stuff 😅)?
✔️ Any safety concerns I should know about? ⚠️
✔️ What needs to be fixed *yesterday* vs. “eventually”? 🛠️

Because the answers can seriously change your whole game plan.

Sometimes it turns into: “Let’s negotiate repairs.” 💬
Sometimes it’s: “Let’s budget for future maintenance.” 💰
And sometimes it’s: “Yep… this is THE one, let’s go!” 🔑✨

The inspection is one of the only moments where you get to peek behind the walls without a hammer in your hand.

So don’t just smile and nod… ask ALL the questions 😄

House hunting is exciting… until you’ve seen your third (or fifth) home in one day 😅

At first, every house feels unique.
Then suddenly you’re standing in a kitchen like:

“Wait… was this the one with the big backyard… or am I thinking of the last three?” 🫠

That’s exactly why I give my buyers a simple showing scorecard.

After each home, rate it 1–5 on:
• Location 📍
• Layout
• Natural light ☀️
• Condition
• Overall “feeling”

It turns house hunting from “I think I liked it?” into real, side-by-side clarity.

But here’s the secret:

The numbers help… but your gut still leads the way.

Because when you walk into the right home, you don’t need to overthink it — you can already picture your life there.

Here are a few things lenders really don’t want to see while you’re under contract:
• Opening new credit cards

1. Pure excitement

5. …and finally, that weird emotional stability
At some point you stop falling in love with every house and start actually reading the situation.
