Persistence pays off.

After going under contract on this site six months ago, we had to walk away when the numbers just didn’t make sense. When the seller came back with a modest price adjustment a few months later, we were able to make it happen.

There are deals... and then there are deals that test every ounce of patience, persistence, and problem-solving you have.

Our acquisition of the former Red Lobster property in Port Richey, Florida falls firmly into the second category.

From the day we put the property under contract on December 4, 2024, to closing on August 13, 2026, this transaction took more than 20 months to reach the finish line.

Like many redevelopment projects, the path was anything but straightforward. Between due diligence, permitting, inspections, negotiations, and coordinating countless parties, there were plenty of moments where this deal could have gone sideways. Instead, everyone stayed focused on finding solutions and moving the project forward.

Now, this long-vacant property will be transformed into a new home for a nationally recognized quick-service concept, creating new investment, jobs, and activity for the Port Richey community.

The best deals are never accomplished by one person - they're the result of great teams working toward the same goal.

A sincere thank you to Jake Lurie and Andrew Doerr of Matthews Real Estate Investment Services for representing the seller throughout this process. Despite the many twists and turns over the past 20 months, they remained responsive, collaborative, and committed to getting this transaction across the finish line.

Thank you as well to Brian Bern of Franklin Street for representing the incoming tenant and helping coordinate the many moving pieces required to bring this redevelopment to life.

And a special thank you to Nick Barbato for his development insight, leasing expertise, and guidance throughout the process.

And finally... a special shoutout to Achilleas, who somehow turned a tiny sliver of land purchased through a tax deed into about a 8x return. We'll try not to think about it too much.

After more than 20 months, it's incredibly rewarding to see this vision become reality.

This is what a true win-win-win transaction looks like.

About three months ago, Vision acquired a portfolio of six sale-leaseback dental properties across Michigan and Missouri for $10.5 million.

The acquisition was financed primarily through lines of credit from Climate First Bank and TrustCo Bank. By purchasing the portfolio as a package and selling the assets individually, we were able to create value while maintaining positive cash flow throughout the hold period.

Today, we closed on the third of the six sales, with two others scheduled to close in August and September. That leaves just one remaining, and we expect it to be sold well before year-end.

Even more exciting, we’re already planning to “rinse and repeat” with the same tenant as they expand into Ohio.

This transaction was structured by the outstanding team at CrownPoint and executed by Vision, with oversight from our counsel at Watson Sloane. As always, we did this without outside equity partners—our lending partners provided all the capital needed.

What makes this deal so rewarding is that everyone benefits:

• The brokers get paid.
• The banks earn interest.
• The seller achieves their goals.
• The tenant unlocks capital through the sale-leaseback.
• The buyers acquire quality assets with strong tenants and attractive returns.
• Vision earns a solid return on each transaction.

Business isn’t always about hitting home runs. More often, long-term success comes from consistently hitting singles and doubles, executing well, and creating value for everyone involved.

That’s a formula worth repeating.

Vision is excited to acquire and repurpose this former car lot and gas station, soon to be home to a national-brand dispensary. This project has been more than a year in the making and will mark the 69th dispensary Vision has developed, with #70–72 coming in the next 45 days.

Huge thanks to Nick Barbato, Mark Israel, and Melisse James for getting us to the finish line, small deals aren’t always simple, but we got this one done.
