Fixed mortgage rates climbed to 6.85% this week, while adjustable-rate borrowers caught a break. Per the Mortgage Bankers Association Weekly Applications Survey for the week ending September 4, 2026: the 30-year fixed averaged 6.85%, up 0.06 point from 6.79%. The 15-year fixed rose to 6.17% from 6.14%. The 5/1 ARM fell to 5.82% from 5.94%. These are national average contract interest rates, not APRs, and not our advertised rates. A 5/1 ARM generally holds a fixed introductory rate for five years, then adjusts annually. That lower starting rate should be weighed against future payment uncertainty. Total applications fell 2.7%, with refinancing down about 6% and purchase activity down just 0.2: Fixed mortgage rates climbed to 6.85% this week, while adjustable-rate borrowers caught a break.
