Closed. And this one was a fight to the finish, not because of the market, not because of the people, but because of an appraiser who nearly derailed everything.

What got it done was a team effort in every sense. Two sets of clients who both wanted to make it work. Agents on the listing side Vanessa Loomie / Jan Coudriet who led with professionalism, solutions, and communication. And a lender who held it all together when things got complicated.

Getting to help my friend find her home made this one extra special. This is the version of this industry I am proud to be part of, even when it is hard.

Every home I walk through leaves something with me. Sometimes it is the seller who walks me through every room and tells me what happened there. The kitchen table where family meals were had for forty years. The backyard where the kids grew up. The living room where family and loved ones gathered for holidays. Those conversations stay with me long after the closing.

Sometimes it is a buyer tour that goes completely sideways and we cannot get back to the car fast enough before we all lose it. The ones where the listing photos were clearly taken with a very generous lens. You develop a shorthand with clients in those moments that no formal transaction ever creates.

The homes I never forget are the ones where something real happened, between me and my clients, inside the four walls of a house that had no idea it was being remembered.

Golden hour on any lake with a crisp glass of wine. The kind of neighborhood where someone waves from their front porch. Walks down Park Avenue with a friend and a coffee in the morning before it gets busy. The fact that I grew up here, left, came back, and still find things I have never noticed before. Central Florida has a way of doing that to people.
