One of the best parts of my job, not gonna lie 😂

We’ll have fun walking through homes, but I’m also looking at it through a different lens.
Not just the finishes but the bones.

→ roof + age of systems
→ AC / big mechanicals
→ layout + functionality
→ anything that could cost you later

It’s basically a mini inspection before you even think about putting an offer in.

You get to focus on how it feels… I’ll make sure it actually makes sense.

getting documents together so nothing gets missed
keeping everyone in the loop so deals don’t fall apart

One of the biggest mistakes I see buyers make is shopping based on what they’re approved for… instead of what actually feels comfortable for their life.

Just because a lender says you can spend a certain amount doesn’t mean you should.

Your approval is based on numbers:
→ income
→ debt
→ ratios

But it doesn’t account for:
→ your lifestyle
→ your savings goals
→ unexpected expenses
→ actually enjoying your life after you move in

And this is a big one for me…

I never want a client stretching themselves just to get into a house… and then feeling it a year later.

I want you calling me in a year like “I love my home”… not “I need to sell.”
