After sharing two smooth and easy closings, I want to show you the other side of real estate. Not every transaction goes according to plan, and thatโs exactly why having the right agent matters.
My past clients just purchased their first Airbnb investment property here in Florida, and this closing took nearly 2 months to finalize.
Hereโs what we had to overcome:
โก Electrical issues: The home had electrical concerns that made it ineligible for homeowners insurance. Insurance companies often wonโt insure a home with known electrical hazards because outdated or defective wiring significantly increases the risk of fire. No insurance = no mortgage. We negotiated for the seller to complete the necessary repairs so the buyers could obtain coverage and move forward.
โ๏ธ Solar panel loan: My buyers agreed to assume the existing solar loan, but once we dug into the details, we discovered the payoff balance and monthly payment were much higher than expected. After a lot of back and forth, we worked directly with the solar company and successfully negotiated the same terms the sellers originally received.
๐ Communication delays: Unfortunately, a lack of communication and cooperation from the listing side caused unnecessary delays throughout the transaction. Staying persistent, following up daily, and keeping everyone accountable was key to getting us to the closing table.
