¿Viste "CDD" en tu documentación hipotecaria y no sabías qué era? No estás solo 🏘

CDD significa Community Development District. Básicamente: la comunidad paga juntos por mantener carreteras, parques, club house, seguridad, y todas las amenidades.

Funciona así: El fee se agrega a tu factura de impuestos anuales. Tiene dos partes.
1️⃣ Bond: paga la construcción inicial de infraestructura (dura ~20-30 años)
2️⃣ O&M (Operation & Maintenance): paga el mantenimiento continuo (dura mientras exista la comunidad)

Lo que significa para tu bolsillo: Casa con CDD puede costar menos al principio. Pero tus impuestos anuales serán más altos que casas sin CDD.

¿Vale la pena? Depende. Si la comunidad está bien mantenida (parques hermosos, calles limpias, club house activo), muchos dicen "sí, valió la pena". Si no, es solo dinero extra.

La realidad: es un costo que debes ANTICIPAR en tu presupuesto total, no algo que descubras sorprendido después.

Here's how it works: The fee gets added to your annual property tax bill. It has two parts.

2️⃣ O&M (Operation & Maintenance): pays for ongoing upkeep (lasts while community exists)

What it means for your wallet: House with CDD may cost less upfront. But your annual taxes will be higher than homes without CDD.
Worth it? Depends. If the community is well-maintained (beautiful parks, clean streets, active clubhouse), many say "yes, worth it." If not, it's just extra money.
Reality: it's a cost you need to ANTICIPATE in your total budget, not something you discover surprised later.
