Over the four weeks ending August 23, we saw new US listings edge up by 0.4% and total homes for sale rise 0.5%, hitting their highest levels since early Q2. Meanwhile, pending home sales dipped by 1.1%, reaching a six-month low—high housing costs are keeping a lot of buyers on the sidelines, even though more homes are available nationwide.

The median US home-sale price is still moving up, now 1.9% higher than last year at over $400K, with mortgage rates hovering around 7%. That’s near a 13-month high, which definitely shapes how buyers and sellers approach negotiations.

With inventory rising and demand softening, buyers have more space to negotiate—especially on homes that have been listed for several weeks. The expectations index dropped nearly 6 points to 68, which is a level that’s usually watched closely for signs of a possible recession.

Jobs data shows early Q3 saw 23,000 fewer positions and unemployment ticked up to around 4%. This wasn’t because companies started hiring more, but mostly because more folks left the workforce. Even with all this, homebuying expectations only dipped slightly and are still climbing—about 61% of people expect interest rates to keep rising.

With the Fed holding rates steady and the market not expecting quick relief, borrowing costs are likely to stay up through the end of the year.
