 Manages property to owner’s expectations with regular and on-going dialogue on all financial and building operation related activities.
 Communicates with tenants daily by telephone, by mail, and in personal meetings to address their requests for special services, to resolve problems and to build goodwill in order to preserve tenant satisfaction with the property and to ensure that tenants observe and fully understand building operating policies.
 Prepares lease abstracts or rental agreements for lessees and collects specified rents and common area maintenance charges.
 Directs bookkeeping functions, or credits client accounts for receipts and debits account for disbursements such as mortgage, taxes, and insurance premium payments, management services costs, and upkeep and maintenance costs.
 Visually inspects the interior and exterior of the property weekly or as needed to detect needed repairs and monitors routine maintenance in order to maintain the highest quality facility.
 Employ or contracts for services of security, maintenance, and grounds keeping personnel and onsite management personnel, if required.
 Directs preparation of financial statements and reports on status of property such as occupancy rates and dates of expiration of leases.
 Prepares annual operating budget for the property each year by calculating known and projected expenses for the coming calendar year and each week comparing actual expenditures to the budget in order to operate the property in the most cost-effective manner possible, while maintaining a “Class A” status. Additionally, manager shall be responsible for meeting or exceeding the Net Operating Income goals outlined in the owner approved operating budget.
 Reviews, codes and approves weekly vendor invoices, ensuring expenses are in line with budget for weekly disbursements.

 Reviews tenant delinquencies and initially contact tenants by phone, follows up with correspondence and phone calls through collection, and assess late charges as approved.
 Calculates and prepares all Tenants’ annual operating expense reconciliations.
 Assists with eviction of tenants in compliance with court order and directions from Lawyer and
Owner.
 Adheres to the RS EQUITY SERVICES, LLC standards and participates in necessary standards training.
 Manages daily meetings with architects, construction project managers, and tenants to oversee tenant space build-outs / improvements in order to maintain a high quality of construction and to ensure compliance with construction drawings.
 Manages the performance of contractors working on the property daily in order to ensure adherence to work orders and the budgets. Oversees request and review of the required insurance certificates in order to ensure adequate coverage in accordance with the contracts in place for the work being performed.
 Conducts property tours associated with corporate visits, etc., and provides documentation as requested in order to ensure high visibility for the property.
 Maintains all building documents to assist with future renewal applications.
 Other duties as assigned

Must have your own work transportation (truck or van), your own general and standard power tools. Experience in hvac/roof/electrical/plumbing maintenance a must.

WE PAY WEEKLY.

-HVAC MAINTENANCE - changing of filters, cleaning of coils & condensers, flushing drain lines.

ROOF Maintenance - cleaning roof free from all debris, tree leaves, dirt. Able to seal roof with coating or perform small patches where needed.

- Fixing doors, cabinets, hinges, handles, simple woodwork, etc.

- Fixing basic plumbing like clogs, flappers, flushing mechanisms, toilets, sinks, drains, faucets, filters, etc.

- Basic electrical such as changing lights, ballasts, fixtures switches, outlets, switches, breakers and troubleshooting, etc.

- Patching and fixing drywall, installing backing, prep and painting.

- Fix minor flooring issues with carpeting, tile, VCT, transitions, etc.

- General repairs and labor duties, hanging frames, moving furniture, etc.
- Ensure the efficient use of materials and supplies.

- Team player who can work independently.

- Tree trimming

- Handling of maintenance requests that come in from tenant portal.

- Must be able to fix problems not temporary patches.

- Handling tasks in a timely manner and not dragging the work on.

- MUST BE ABLE TO TRAVEL TO MULTIPLE PROPERTIES THROUGHOUT CENTRAL FL.

We hire reliable, customer service-focused employees who are knowledgeable and skilled in general Handyman work, experienced in many areas of handyman repairs.

Requirements:
- Must have a knowledge, skill and ability to perform a variety of general maintenance tasks.
- Candidates must be legally to work in the US and be over 21 years of age.
- Candidates must have a drivers license and cell phone.
