🏡 IS THERE REALLY A HOUSING SHORTAGE? LET’S TALK ABOUT OUR LOCAL MARKET.
You may have heard that the United States is still experiencing a housing shortage — and nationally, that’s true. But real estate is LOCAL, and what’s happening here in Central Florida tells a more interesting story.
📍 St. Cloud: We actually have a good amount of inventory, including a lot of new construction. Buyers have more choices and more negotiating power than they did a few years ago. In certain price ranges, we’re seeing more of a buyer’s market.
📍 Lake Nona: The market is currently much more balanced. There are homes available, but there is still solid demand for the area. Homes that are priced correctly can still move, while overpriced properties may sit longer.
📍 Orlando: Inventory varies considerably depending on the neighborhood and price range. The biggest challenge isn’t necessarily finding a house — it’s finding an affordable house that fits a buyer’s budget.
And that’s the important part. 👇
We can have a national housing shortage while still having plenty of homes for sale locally. Much of today’s shortage is really a shortage of homes people can comfortably afford.
For buyers, this can actually create opportunities — more choices, seller negotiations, builder incentives and, in some cases, price reductions.
For sellers, it means pricing and presentation matter more than ever.
