You signed the contract and we've started the build process...now what?

While I know we are all eager for you to move into your home right away, good things take time and we certainly want our contractors to take their time when building your home.

Here are a few things you can do to pass the time until close:
-Visit your home site. There is nothing more satisfying than watching your home move from foundation to finish.
-Explore the neighborhood. Get to know the local grocery store, check out the neighborhood amenities, or enjoy a local park.
-Start a vision board and think about how you plan to decorate and organize each room.
-Give me a call for any behind-the-scenes input on the construction process.

And before you know it, you'll have the keys to your brand-new home.

Today we are going to take a quick dive into closing costs when building a new home.

Closing costs are the fees associated with completing a real estate deal.
The buyer and builder *typically* share responsibility, although in some cases these costs are used in price negotiations.

Closing costs may include:
✔️Taxes
✔️Title insurance
✔️The escrow fee
✔️Miscellaneous fees
✔️Commisions

On closing day, each party will come to the table with the amount of closing costs they agreed to pay.

And after each party signs on the dotted lines, you’re DONE! Now keep in mind, closing costs for a quick move-in home will be different from a custom built home.

They say 2023 was the year of the homebuilder, but I say...it's 2024! 🏡

Here's why:
-Construction rates remained steady even during the winter of 2023. According to Zillow, new home construction was up 15% in November, the highest rate in the six months prior.
-Real estate inventory is projected to remain low overall in 2024, and new construction is the solution.
-According to the Dodge forecast, new construction starts are expected to rise 7% in 2024.
-Home builders are becoming efficient and offering homebuyers upgrades and perks they may not find anywhere else.

While every home has its quirks, new construction is a valuable asset to the real estate market, and with continued growth this upcoming year, we can expect an increase in sales, upgrades, and discounts, solidifying new construction as a top choice for 2024.

My advice? Build your home with now and refinance when the rates drop later this year.
