Your must-haves might include the number of bedrooms, school district, commute time, accessibility, or staying within a specific monthly payment. Your nice-to-haves could be things like updated countertops, a finished basement, a large backyard, or a particular style of home.

Knowing the difference can keep you focused, prevent you from overlooking a great opportunity, and make the decision-making process much less stressful. Cosmetic features can often be changed over time, but things like location, layout, and affordability may be harder to compromise on.

You found the house, your offer was accepted, and now you’re ready to start shopping for furniture—but pause before opening that store credit card! 🛋️

While you’re buying a home, lenders may continue monitoring your credit and finances until closing. A new credit account or financed purchase could change your credit score, monthly debt obligations, or loan eligibility.

That doesn’t necessarily mean you can’t buy anything. It simply means you should check with your lender before opening new credit or making a large purchase.

Until closing day, keep your finances boring and consistent. Once you have the keys, then you can celebrate and start making the home your own! 🏡🔑
