VERIFICACIÓN DEL ESTÍMULO DEL GOBIERNO 💯💯💯

Así que aquí está lo que pasa:
1. A los inquilinos: si el gobierno dice que no tiene que pagar el alquiler y hay una prohibición de desalojos, es mejor que haga lo que pueda para pagar el alquiler. Habrá grandes repercusiones cuando se levanten las prohibiciones de desalojo. No piense que obtendrá un viaje gratis de esto. ¡PAGA TU ALQUILER! Su arrendador también tiene facturas que pagar.

2. A los propietarios: si el gobierno le dice a los bancos que suspendan los pagos de la hipoteca, ¡HAGA LO QUE PUEDA PAGAR SU HIPOTECA !. Algunos prestamistas dicen que no tiene que pagar por 3 meses, pero el 4to mes, los cuatro pagos se vencen en su totalidad. No te arriesgues y no pagues. Grandes ejecuciones vendrán de todo esto. Los bancos no ayudaron a los propietarios de viviendas en 2008-09 y en 2020, sigue siendo lo mismo. Paga tu hipoteca.

3. Si la compañía de servicios públicos suspende los pagos, mejor PAGAR, ALGUNA CANTIDAD pero PAGA. Son como los bancos, eventualmente querrán su dinero y cuando todo esto se aclare, deberá una factura exuberante y aún no tendrá ningún servicio público. Paga lo que puedas.

4. Si recibe un cheque de estímulo del gobierno, este cheque es para ayudarlo a pagar sus facturas. Eso significa que paga su renta, su hipoteca, sus servicios públicos, su seguro, el pago de su automóvil, y.o.u.r. b.i.l.l.s. Esto no es para gastos frívolos.

5. El verdadero problema es que muchos de los que recibirán el cheque de estímulo ... no pagarán sus facturas y luego llorarán y lamentarán diciendo
“Me desalojaron, mi crédito se daño, perdi mi auto ... ”
Todo mientras va cargando ese bolso vacío que compró con su cheque de estímulo.

GOVERNMENT STIMULUS CHECK 💯💯💯

So here’s what’s up:
1. To Tenants: If the government says you don’t have to pay your rent and there’s a ban on evictions, you better do whatever you can to pay your rent. There will be major repercussions when evictions bans are lifted. Don’t think you’ll get a free ride out of this. PAY YOUR RENT! Your landlord has bills to pay too.

2. To Homeowners: If the government tells banks to stop mortgage payments, DO WHATEVER YOU CAN TO PAY YOUR MORTGAGE!. Some lenders are saying you don’t have to pay for 3 months but on the 4th month, all four payments are due in full. Do not take a chance and not pay. Major foreclosures will come from all this. The banks didn’t help homeowners in 2008-09 and in 2020, it’s still the same. Pay your mortgage.

3. If the utility company suspends payments, you.better. PAY. ANY. AMOUNT. YOU . CAN! They are like banks, they will want their money eventually and when all this clears up, you’ll owe an exuberant bill and still won’t have any utilities. Pay whatever you can.

4. If you get a government stimulus check, this check is to help pay your bills. That means you pay your rent, your mortgage, your utilities, your insurance, your car payment, y.o.u.r. b.i.l.l.s. This is not for frivolous spending.

5. The real problem is, many who will get the stimulus check....you won’t pay your bills then be crying and wailing saying
“They evicted me. They cut off my power, they repossessed my car...”
All while you’re broke and carrying that empty purse you bought with your stimulus check.

BENEFICIOS DE UN PRÉSTAMO CONVENCIONAL

Los prestamos Convencionales son conformes a las reglas de Fannie Mae o Freddie Mac. Como su nombre lo dice son mas "convencionales" o estrictos en sus reglas. Y son permitidos desde primeros compradores hasta inversionistas. Hoy miraremos solo para primeros compradores:
▪️Pronto tan bajo como el 3% del valor de la casa ▪️Puntaje de credito tan bajo como 620 (640 es preferible y 680+ es ideal para mejor tasa de interes) ▪️Monto del prestamo hasta $510,400 Porcentaje de endeudamiento hasta 50% (preferible 45%) Para este escenario es casa primaria. Pero convencional permite casa secundaria y de inversion.
▪️ Contribucion del vendedor para gastos de cierre hasta 3% del valor de la casa GY se permiten regalos para el pronto y gastos de cierre (en casa de 1 unidad) ▪️El Seguro hipotecario depende del puntaje de credito y otros factores y puede ser entre 0.20% -1.5+% del valor del prestamo. Este es elimado cuando el prestamo es igual o menos que 80% del valor de la casa. Y no es requerido si usted pone 20% de pronto.
