Sure, a new home may look flawless, but that's because no one has lived in it to see if anything's amiss. Ever notice how new products can be riddled with flaws that are caught only after they've been tried out by consumers? (We're looking at you, Samsung Galaxy Note7!)

I know what you're wondering: Don’t county building inspectors make sure construction on a new home is up to s***f? They should, but that doesn't always happen in reality. County inspectors work for the municipality and make sure new construction lives up to a minimum building code—repeat, minimum—plus these public servants don’t work for you. And unless you’re a general contractor or know nailed drywall as opposed to screwed, well,you might have only screwed yourself.

To help you demystify the process and get the most out of the purchase, we'll examine what you'll need to consider before you buy, what you can expect from the buying process itself, and some handy tips to make life easier after you purchase your first home
Here are five questions to ask yourself:
1.What specific features will your ideal home have? While it's good to retain some flexibility in this list, you're making perhaps the biggest purchase of your life, and you deserve to have that purchase fit both your needs and wants as closely as possible. Your list should include basic desires, like neighborhood and size, all the way down to smaller details like bathroom layout and a kitchen that comes with trustworthy appliances.
2.How much mortgage do you qualify for? Before you start shopping, it's important to get an idea of how much a lender will actually be willing to give you to purchase your first home. You may think you can afford a $300,000 place, but lenders may think you're only good for $200,000 depending on factors like how much other debt you have, your monthly income and how long you've been at your current job.
3. How much home can you actually afford? On the other hand, sometimes a bank will give you a loan for more house than you really want to pay for. Just like with the purchase of a new car, you'll want to look at the house's total cost, not just the monthly payment. Of course, looking at the monthly payment is also important, along with how much down payment you can afford, how high the property taxes are in your chosen neighborhood, how much homeowners insurance will cost, how much you anticipate spending to maintain or improve the house, and how much your closing costs will be.

It’s amazing how something so simple as a coat of paint can instantly energize and transform your space...... ☝🏻To add the Green and cream colors also differentiates the dining room in contrast to the living room so you get a completely different feel when you’re in the just a few steps away 😉....

3.Throw rugs give warmth and can add great texture, color and personality to your living space.Hardwood floors are beautiful and easy to maintain but they lack the comfort that carpeted floors offer.

I remember when I first got into Real Estate the first niche I learned was investments specifically townhomes and how valuable they can be.I spent countless hours in my brokers office just learning and learning it was almost like an adrenaline rush going through my veins and couldn’t have been more thankful for what I learned

Currently working on re-branding my GUARANTEED lease program. Wanted to show some transparency as how I go about finding clients their investment properties.Using a nice little investment tool I keep in my back pocket to make sure my investors get the most value out of their investments.

Check out the simple debt to credit the SELLER (Investor) example using the purchase price of 151k

Property rented 3 yrs at $1,400=$50,040 (net)

Not sure exactly his mortgage but we can see the DEBT for it was $110,867.67

SOLD for $189,500

Appreciation= $189,500- 151k (Purchase Price)...
Appreciation in 3yrs=+38,500

Mortgage WriteOff by rent=$40,132.33

Total profit- $78,632.33
