A buyer asked me this last week and it is worth writing down.
"Days on market" is the most misread number in real estate.
It doesn't measure how long the house has been for sale. It measures how long this listing has been active.
Here's the part nobody explains. If a home comes off the market and stays off for 60 days, the count starts over at zero. Same house, same price, new number.
So when you see 4 days on market, ask one question: is this a new listing, or a new listing number?
A good agent checks the property history, not the badge.
