A buyer asked me this last week and it is worth writing down.

"Days on market" is the most misread number in real estate.

It doesn't measure how long the house has been for sale. It measures how long this listing has been active.

Here's the part nobody explains. If a home comes off the market and stays off for 60 days, the count starts over at zero. Same house, same price, new number.

So when you see 4 days on market, ask one question: is this a new listing, or a new listing number?

A good agent checks the property history, not the badge.

Orlando might finally get Major League Baseball. ⚾

New renderings just dropped: a $2 billion, 45,000-seat domed stadium at I-Drive and the 528 — right next to SeaWorld and the Convention Center.

And it's more than a ballpark. The plan calls for hotels, restaurants, retail, a music venue, and a baseball museum.

Tomorrow, the Orlando Dreamers present to Orange County. They're asking for $975 million in tourist tax funding — the tax visitors pay, not residents. That same pot has over $3 billion in competing requests, so nothing is decided yet.

Either way, it's a big moment for our area.

August gets called a slow month. It isn't slow. It's quiet.

Last week across Orange, Seminole, Osceola, Lake and Volusia: 535 homes came on the market. 391 closed. Inventory grew by 144.

That is the whole story. More choice, and sellers who have been sitting since June.

The people out looking right now have a reason. A lease ending, a job starting, a school year. They are not browsing.

Three things to take care of in July: get a current pricing opinion because the market has shifted since spring, take care of the one curb appeal item you have been putting off, and start decluttering one room at a time. It takes longer than most people expect.

When an offer comes in on your home, the natural instinct is to look at price first. That makes sense, but price is rarely the only thing that matters.

Financing type, inspection period length, contingency terms, and the proposed closing date all affect how likely a deal is to close and whether it closes on a timeline that works for you.

A high offer with unfavorable terms can be a worse outcome than a slightly lower offer that is clean and well-structured. We walk our sellers through the full picture before they respond to anything.

Sharing this because it comes up every time we work with someone relocating to Orlando.

Best cheap eats within 10 minutes of downtown.

Tako Cheena for fusion tacos that are worth the trip. The Imperial for a neighborhood bar with a kitchen that takes it seriously. Ravenous Pig in Winter Park for something elevated at lunch without the dinner price.
