Another great idea before listing is to get a home inspection. Many buyers back out of contracts during the inspection period because there a too many little things that are need of repair. That makes them think the home is not well maintained. By repairing those small things, the inspection goes smoother. If there are larger items that will interfere with a smooth closing, you might have to repair, replace or disclose them and price accordingly.

Be sure to address leaky toilet flappers, worn caulk, missing or cracked outlet and switch covers. Sometimes a little prelisting work goes a long way!
