Yes - sunshine year-round is great. No state income tax, You can live outside 365 days a year and it’s incredible.

But here are some of my friendly reminders:

🌪️ Hurricanes aren’t hypothetical. They’re real. You might find yourself stress-buying plywood at midnight like everyone else, and your insurance costs? Rivals some HOA fee’s.

☀️ Summer humidity doesn’t just exist. It’s oppressive. Your AC bill in July feels like a personal attack. We’re talking car payment territory.

🐊 Alligators are everywhere. Golf courses, retention ponds, somebody’s backyard. If it’s wet, it’s safe to assume there is an alligator hiding you can’t see.This isn’t an exaggeration.

🦟 Mosquitoes in June are basically a biblical plague.

🚗 Traffic? It’s real. I-4 is a legitimate nightmare. Everyone’s moving here (great for business, terrible for your drive).

💧Flooding during storms isn’t rare. Location matters more than anything, consider that when house hunting.

BUT… and I mean this… waking up to 75 degrees in January while the rest of the country is freezing? Raising kids where they’re outside constantly(or at least have the option to be outside)? Actual money in your pocket from no state income tax? That’s real.

It’s not perfect. It’s Florida. But if you go in with your eyes open, it’s genuinely great. 🌴

There’s a difference between shopping and buying.

Most buyers come in with a list. A few months later, they’re buying something different, because budget and reality are different conversations.

When deciding whether or not it’s time to move, setting expectations is key.
