One thing I can do when representing a buyer is to ask the seller to perform a "buy down" on the mortgage rate. Right now, this would bring you below 6%!

Ending a 3-week slide, it’s up from 6.23% last week, but lower than the 6.76% a year ago. The 15-year FRM rose to 5.64%; it was 5.58% last week and 5.92% a year ago.

As expected, the Fed held rates yesterday out of fears of continuing inflation. The thought is is that when rates are cut, spending increases which leads to increased prices.
