Here is content from a report I just sent to some of my real estate contacts in Orange County.

Quite a few people have asked me recently about the strength of our local real estate market, so I thought I would share some interesting statistics that I've compiled. The statistics clearly show what is happening in the single family homes, $250,000 and-under segment, in Orange County. This is beginning to look like a seller’s market. Now is a great time to sell your home!

For example, 2013 homes were on the market one year ago and 729 homes were sold. Last month, inventory decreased to only 1053 homes, which is a drop of 48.9% from February 2012. In the same month, 716 homes were sold, representing a decrease of 7.3% over February 2012. Even so, there was 10% increase in the average price of homes sold, compared to one year ago.

During these last years, many real estate agents have indicated that they thought the market was considerably slower; but as these statistics show, it is to the contrary — healthy and in fact, still improving.

Had there been more homes to sell, these numbers would have been even better.
Unfortunately, we have a severe shortage of homes on the market. Based upon the most recent sales data, we have only six (6) weeks of inventory on hand, compared to nearly 11 weeks of inventory in February 2012.
