Cautious optimism is winning out in commercial real estate.

A new CORFAC International survey shows real momentum: more than half of members reported increased transaction activity, and industrial keeps leading the way on advanced manufacturing and distribution demand. Land tied to multifamily is a bright spot, and AI now ranks among the top forces boosting efficiency and talent.

Inflation and interest rates are still shaping deal timing, but the takeaway is clear. The owners and investors making data-driven, strategic moves now are best positioned for long-term value. That is the lens FCPG brings to every asset.

Retail leasing across Orlando is holding up, but the deals getting done look different than they used to.

Tenants leased roughly 3.8 million square feet of retail space in the Orlando area over the past year. Leasing volume was down about 7% from the year before, but the average lease size grew. The reason isn't fading demand. It's rising costs.

FCPG's Jeré Matheny broke down the shift for CoStar. Construction, tenant improvement, insurance, and labor costs are changing what landlords can offer and what tenants can afford to build out. That's pushing more attention toward high-visibility, well-located space, while lower-quality sites need bigger concessions to compete.

For tenants: expect more negotiation on deal terms, not just rent. For landlords: how a space looks and where it sits now weighs heavily on lending and pricing decisions.

Congratulations to Madison Quintana on earning her LCAM designation!

The Licensed Community Association Manager credential is a Florida state license, and it's no small thing to get. It takes dedicated coursework and passing a state exam, and it qualifies Madison to manage community associations across Florida. This credential reflects real commitment to doing the work well and looking out for the owners and residents who count on strong management.

We're lucky to have Madison on the FCPG team, and this designation is a great example of why.

Last week, members of the First Capital Property Group team spent the afternoon volunteering with the Coalition for the Homeless of Central Florida, serving lunch to neighbors in need.

At FCPG, we believe the communities we work in are more than markets. They are the places people call home. Taking time to serve lunch, share a conversation, and lend a hand is a small but meaningful way to give back to the community that supports us every day.

We are grateful to the Coalition for the Homeless for the vital work they do year-round, and proud of our team for showing up. Supporting our community will always be part of who we are.

Orlando's industrial market hasn’t slowed down. Increased demand for space with lighter new construction underway is leading to less room for tenants to negotiate.

In the first half of 2026, Orlando posted 629,000 square feet of net absorption, more than double last year's pace. That's a strong signal of demand: businesses are filling warehouse and distribution space faster than a year ago.

Vacancy dropped to 8.4% at midyear, down from 9.0% a year ago. For businesses considering industrial space in Central Florida, the market is tightening, with less space available than a year ago.

Last week our brokerage team hit pause for our mid-year retreat, and it was equal parts strategy and celebration. We spent the morning digging into our goals for the back half of the year, reflecting on the wins that got us here, the lessons that made us sharper, and where we see the market and our business heading next.

Then we traded the whiteboard for wine glasses. We headed downtown for a build-a-wine blending experience with Assemblage Wine, a new concept where you learn to taste, mix, and craft your own custom wine from a lineup of single varietals. Our team had a blast learning the art of wine tasting and blending, and naming our very own custom blends was almost as fun as hunting for the subtle notes and earthy tones hidden in each pour.

Grateful for a team that shows up, reflects honestly, and knows how to celebrate the journey together. Here's to a strong finish!
