NEW AGENT ME: ā€œI’ve prepared a comprehensive market analysis utilizing proprietary data to leverage our multi-platform marketing strategyā€¦ā€

Translation: I was using a lot of impressive-sounding words to say absolutely nothing. šŸ˜‚

After nearly a decade of listing and selling homes, I’ve learned most sellers don’t care about your corporate buzzwords. They care about 3 things: How much can you sell my house for? How quickly can you get it sold? How difficult is this process going to be? That’s it.

So now my conversation sounds more like: ā€œLook, there are a hundred agents who can put a sign in your yard. My job is to position your home to get you the strongest possible price and terms while making the process as smooth as possible. Here’s exactly how we’re going to do it.ā€ Then I show them the strategy, pricing, presentation, marketing, negotiation, communication. No buzzwords, no rehearsed monologue. Just a clear plan tied to what the seller actually wants.

Lesson for newer agents: you don’t build authority by sounding complicated. You build authority by making complicated things feel simple. If your listing presentation requires sellers to understand why you’re valuable, you’ve already made it too complicated.
