Orlando asking rents are down 1.6% year over year. Median asking rent hit $1,682 in July.

If you’re buying rental property here, your underwriting needs to work at today’s rent without depending on aggressive rent growth to create the return. Run the deal at current market rent. Stress-test vacancy, repairs, taxes, insurance, and financing.

If the property only works because you’re projecting higher rent next year, the margin is already too thin. The better entry is a property where the purchase price and operating numbers create room from day one. Orlando is still producing opportunities. You just need tighter deal math.

30-year fixed rates are averaging 6.78% this week, with 15-year fixed at 6.62%, FHA at 6.34%, and VA at 6.36%. For anyone buying with financing, those numbers need to be in the deal math from day one. The rate you lock affects your monthly payment, cash flow, reserves, and ultimately the price you can afford to pay. Underwrite the property based on today’s financing, not on the hope that rates come down later. A strong deal should still make sense at the rate available now.

41.3% of Florida home sales are still cash. But the advantage of cash has changed.

A few years ago, cash helped buyers win bidding wars. Today, in a slower market, it can help investors negotiate better terms.

A seller who wants certainty may be more willing to accept a lower price, cover repairs, or offer other concessions in exchange for a faster closing. That does not make every cash purchase a good investment.

The property still needs the right entry point, rental demand, operating costs, and long-term potential.

Orlando Inventory Tightens While Prices Hold Near National Levels

Orlando’s housing market showed tighter inventory in July, with active listings down 4.1% year-over-year while national inventory increased 2.1%.

The median list price held at about $419K, down just 1.8% YoY, while homes spent a median of 74 days on market. At the same time, 21.8% of listings had price reductions, creating potential negotiating opportunities for buyers and investors.

6.77% on a top-tier 30-year fixed. That’s where the average lender finished Friday.

Rates were effectively flat from Thursday, with only a 0.01% move.

Bond markets also moved back near pre-Wednesday levels after the reaction to Treasury’s buyback announcement proved short-lived. The bigger input now is next week’s economic data, along with Fed Chair Warsh’s comments at Jackson Hole.

If you’re buying or refinancing, a one-day headline matters less than what the next round of data does to borrowing costs.

Underwrite the deal at today’s rate. If rates improve, that becomes upside not the assumption holding the deal together.

Orlando inventory is falling. I still wouldn’t tell investors to move faster.

Inventory fell 4.1% year-over-year in July. But homes are still taking 74 days to sell, and 21.8% of listings had a price reduction.

That tells me buyer leverage has not disappeared. It has become more property-specific.

A home sitting for 70+ days or already reduced may still give an investor room to negotiate a better entry point.

For investors, I would focus less on the inventory headline and more on where seller leverage is actually weakening. That is where the opportunity is.

Orlando’s housing market is sending a mixed signal that investors should pay attention to.

Active listings fell 4.1% year over year, keeping overall supply tighter than the national market. At the same time, 21.8% of Orlando listings had a price reduction, while the median list price slipped 1.8% to $419,450.

Homes also took a median 74 days to sell, compared with 57 days nationally.

For investors, that combination matters: inventory is tighter, but properties that sit longer or have already been marked down may create room for disciplined negotiation.

The key isn’t trying to time the entire market. It’s knowing which properties, neighborhoods, and numbers make sense.
