🤔 Ever wonder what FEP and UEP mean on your property’s county records?

If you’re browsing the Property Appraiser’s website, you’ve probably come across these abbreviations.

🏡 FEP = Finished Enclosed Porch
This is an enclosed porch that has been finished with materials that make it feel more like part of the home.

🛠️ UEP = Unfinished Enclosed Porch
This is an enclosed porch that has not been fully finished and typically lacks the same level of construction and amenities as the main living areas.

But here’s something many homeowners don’t realize…

An FEP doesn’t automatically count as living area.

When appraising a home, we don’t rely solely on what the county property record says. We evaluate:
✔️ Construction quality
✔️ Heating and cooling
✔️ Accessibility
✔️ Functionality
✔️ Permits (when applicable)
✔️ How the local market recognizes and values the space

That’s why two enclosed porches can look similar but contribute differently to a home’s value.

🏡 Let’s Talk Personal Property vs. Real Property

One of the most common questions we receive is:

“Why wasn’t my furniture, above-ground pool, or other belongings included in the appraisal?”

The answer is simple: A real estate appraisal values the real property—not the personal property.

Real Property includes items that are permanently attached to the land or home, such as:
✔️ The house
✔️ Built-in cabinets
✔️ Permanent fixtures
✔️ In-ground pools
✔️ The land itself

Personal Property includes items that can generally be removed without causing damage, such as:
🛋️ Furniture
🖼️ Artwork
🚗 Vehicles
🪑 Appliances that aren’t built-in (depending on the assignment)
🏊 Above-ground pools (they are typically considered personal property because they are not permanently affixed to the real estate and can usually be disassembled and moved.)

This distinction is important because lenders, buyers, sellers, and property owners rely on an appraisal to determine the value of the real estate only—not the value of personal belongings.
